We are meeting with mortgage broker tomorrow to get official pre-approval. Has already stated that there should be no probs getting the amount of finance we require. Problem is, do we have enough time to buy land, get settlement on that, and get a building contract organised before June 30th for the 21k grant. This really was decided late I know, but now we really want to do this. We are planning to build with Coral if that gives any indication to how fast it will be done. Any advice greatly appreciated! It took us about 3 months to get to signing a contract, including 3 weeks downtime for Christmas. It's all going to come down to 1) what builder you use - the amount of time they take at each stage and at what point in time they get you to sign a contract (some don't do any contract signings unti after council approval, in which case you probably won't make it) 2) how many changes you make at each stage as each change takes time to fix. Coral said it takes a minimum of 9 weeks usually to do a building contract, but that because people are needing it before June 30th, the contract will be done definetly in the normal 9 weeks minimum.
We have found a perfect block of land, it is however 10k over our budget. If we were to make an offer on it, Fri/Mon, usually how long does the process take? I have also read that you don't need settlement on land before starting on building contract, just what DO you need then in regards to starting your building contract? If you are, generally you pay a holding deposit, then you have two weeks to exchange (I think) and then a month to settle (I think). My other half (Principessa) knows the timings like the back of her hand.
I guess you need to have at least exchanged on your land or in the case of new estates, put down the holding deposit. The builder will need the address of your block so they can do soil testing and survey in order to determine your site costs more accurately and they'll also need the boundary dimensions so they can site the house you are looking to buy so they can make sure it fits. (Feb) Sign land contracts subject to finance. (Feb) Deposit on blg. (Feb) Deposit on land. (Feb) Get your finance in order. (Feb / March) Choose your house and do your variations. (March / April) - Depending how long you take. Pay the rest of the land deposit (Mid-May) Sign your blg contract. My sister started their process in january and signed contract about 5 weeks later.
