Browse Forums General Discussion 1 Mar 12, 2007 6:21 pm I'm planning on raising my existing house and an extentsion to the rear of the house. The front I'm wanting a small verandah.
The work requires a siting variation to be completed for the work due to: 1). The new front verandah will be 1m too close to the front property line. 2). When raised the existing northern side of my property will be too close to the boundary for the finished height. I'm hoping I won't have any issues as the front verandah will be open and there's not much of a view to obstruct. And second, the side of the house that's too close is on my northern side. This means that there will be only minimal shadows cast into the neighbours yard. The neighbours house is set back from the property line by a decent amount anyway - maybe 2.5m. I can make the side setback compliant but that would invlove removal of the eaves which does not match the existing streetscape of 50 year old housing/army housing. Has anyone been done these yourselves, or just left it to a certifier to complete - I need to save as much money as possible. The houses either side affected are both housing queensland owned. These require you to supply reasons for wanting the relaxation. You will probably also need a letter from affected neighbours stating that they have no objections... not sure how you'd go about this if they are government housing.
We have just done this (successfully). We just filled in the forms and submitted them ourselves - no paying someone else. As long your case is good and the neighbours have no dramas, you should be alright. Re: Brisbane City - Siting variation 3Mar 27, 2007 7:21 pm Thanks for the reply.
I know I need to go through the government department and not the actual tenants. I'll confirm their postal details and make sure they have no special requirements for this. The fast track option using a certifier needs assesments done on Streetscape, Daylight and Ventilation, Open Space, Overshadowing and obstructing, Privacy, Maintenace, Corner sites and Carparking.It does not need a neighbours statement. None of these would look to be an issue. I'm hoping housing come to the party, I've installed new fencing along my property which they were happy with along as they didn't have to pay, its the least they could do in return. By allowing the application as is, the house will be more energy efficient - something council has just started looking at implementing.
