As part of the new energy efficiency scheme all new houses approved (in QLD) after 1st march must comply with the 5 star requirements. I am about to submit to council and need to know what sort of insulation i will be putting in walls and ceiling but because the 5 star has just become a requirement there is very little info around. What sort of insulation in the roof? did you need insulation in the walls. if so what sort? what colour is your roof? have you got heating / air conditioning? I realise that a lot of it is to do with orientation but i cant change that now as i have just applied for siting relaxatation to council. In Vic, they need to include either a solar hot water system or a rain water tank - then I think the rest depends on orientation etc but I'm really not sure - the builders will put in as little as possible 'A bottle of wine contains more philosophy than all the books in the world.' Climate is a factor, plus orientation, size of house, and things like number and size of windows, ventilation - all sorts of things.
There's no set formula and it probably varies from state to state. Our house achieved a 5-star rating just "as-is", we didn't have to change a thing from the builder's standard plan. One thing to check: find out whether your builder includes the 5-star rating in the base price, or if you have to pay extra for any upgrades to achieve it. I have designed our house my self and my father in law will be building it so no base price or inclusions, just what ever it costs. Dont know if thats good or bad sometimes as every time we look around we upgrade something. I just popped down to the local insulation shop and they have given me a good indication of what i need insulation wise. Its pretty much what i was thinking; R 4.6 silver batts on ceiling joists with sarking under colourbond concertina foil and sarking in the walls which will give me r2.2 They also recommended to vent the eaves and install a few whirly birds, also install some registers / vents above clothes drier and fridge. On a builders plan were going to build we have... 4.0 bats in the roof 2.0 bats in the walls exhaust fans in bathrooms (not toilets) draft stoppers under doors as requires Solar + gas boost hot water Thats about it IIRC, oh and water efficient taps/shower head. Not a lot of difference between your insulation r values and mine. Why do you think thats overkill? What state are you in Hellman? From what you've described I can assume your not in qld. Re: 5 star energy rated homes 15Mar 08, 2009 9:58 pm My certifier has informed me that as the plans were past a certain point when the new 5 star rating became effective i can have the house approved under the old 3.5 star system if i like.
The question now is do i run with that as its going to be cheaper now, or do i aim for the 5 star and hope that the extra costs will be recouped in savings on energy bills over the next few years and / or in re sale? I'd guess i'd be looking at at least $1500 - $2000 extra material costs to meet 5 star and obviously these extra costs are going to take quite a while to re coup in savings on energy bills, so if i sell within a few years is it going to increase resale? Is someone going to buy one house over another or pay more because its 5 star, probably not. I personally would put more emphasis on practical design and location, in which case a high energy efficiency rating is simply a non value adding sweetener. So my dilemma now ****** in which way to go I'm thinking that i might just pay someone to design what is required to meet the 2 assessment levels and then get quotes based on each option. The government's idea of 5 star efficiency is so low it is irrelevant. I opted to pay someone to do an energy efficiency design so i can get accurate quotes and make an informed decision rather than a guess (in regards to the initial cost differences atleast.) Ed Well, having scanned through this whole 5 star thread thinking what a complete joke that rating is, its nice to find I am not the only one with the same view. 5 star - what a joke! 10 years ago was a different software than we use now. it has had a lot of changes over the past years.
