the mooe level your land and the wider the frontage the chepaer it will be to build. the steeper you get the more interesting designs and feel you will get but the cost will rise. also remember that the standard project builders will not modify their designs unless you pay lost more money. Re: things to look when buying a land & building a house 4Mar 04, 2009 9:45 pm If l ever had to buy land again, l would not commit to it until l got an independant and thorough soil test ...the site costs can be a horrendous and a nasty shock if you've bought a block and committed to yourself to a builder.
Know what your patch of dirt is comprised of and research the costs involved for slab design/footings etc. We thought we bought a pretty normal block...turns out it was far from it. Although our site costs were much higher than we and the builders expected (that's another story)....compared to some others here, we were very fortunate indeed that it wasn't double or triple the amount. Also as maya said...research as to what infrastructure is planned for around your area. As I wanted a big block, the standard 450 sqm blocks were the middle section of the road and the larger ones off to the side near corners. cars turning will always shine headlights into the front room and in my case the home theatre.
