Browse Forums General Discussion 1 Mar 02, 2009 12:12 pm My sister was told from a guy at her work there are House & Land packages from $190K in the Lyndhurst / Cranbourne area.
The details I have so far are: It is just before marriott waters. It is along some road that goes up a hill and at the top of the hill it should be there. Do not get onto South Gippsland Hwy just keep goind on untill you hit the cranbourne area. She has asked me ifg I knew anything about it. Can anyone shed some light on where this could be? If its a land estate or what? Thanks Built The Huntley 290 with HomeXcellance / Cheviot Homes Re: looking for a land esate 2Mar 02, 2009 12:24 pm There are a few estates in that area...
The Rise at Lyndhurst Melington at Lyndhurst (next door to MW) or it could be Sandarra at Sandhurst. In Cranbourne North there is Camden Greens which is on the cheaper side. Re: looking for a land esate 3Mar 02, 2009 1:13 pm Hrmz, it is hard coz we dont know which 'road' he is talking about.
If he is talking about Thompson road, going towards Lydnhurst/Cranbourne way, there is Sandhurst estate and Sandarra estate on your righthand side. Sandhurst most probably wont have h&l packages for that price, just their land alone is already more than $190k! Then if you go further up Thompson rd, there is Marroitt Waters estate, The Rise estate, Mellington estate, Figtree estate to your lefthand side, on Western Port Hwy. Go up futher on Thompson rd and you hit South Gippsland Hwy, thats where Lynbrook estate is. Go up further and that's another estate on your right, where PD, CH, Simond display homes are. The next big road up, on the left hand side, there is the Eve and Sierra estate. So there is a fair bit of estates in the Lyndhurst/cranbourne area. Re: looking for a land esate 4Mar 02, 2009 1:23 pm There is also The Avenue at Casey. There are heaps in the area though, apart from the above mentioned. Cascades on Clyde, Camden Green, Carlisle Park.
If you have a look on Builders websites at their display locations it will give you an idea of where land is. Also I think mellington is fully sold, as is The Rise Hope this helps Re: looking for a land esate 5Mar 02, 2009 1:26 pm Remember sold means sold from the developers perspective.
That land could be held by a builder who is going to sell a house+land package. Were looking at a lot in a 'sold out' stage release, but its just owned by the builder, not the developer Re: looking for a land esate 7Mar 02, 2009 1:58 pm wonderland Hrmz, it is hard coz we dont know which 'road' he is talking about. Thats exactly what I said... Also i would think you'd find it hard to find a H&L package for $190k Thanks for the info I have passed it on to my sister. Yea it would be hard to find $190k for h&l, altho you might be able to. I know that most land cost around $190k alone. So the h&l would have to be a very small basic house on a small piece of land. Good luck to your sister. Re: looking for a land esate 10Mar 15, 2009 11:52 am I have noticed that Camden Green Estate has got a ridiculously high speed limit of 70KM then u need to slow right down to right into Golden Grove Way!
This is Glasscocks road I am talking about, further clues that it will be extended, hopefully all the way to Westernport Hwy! What is the traffic like travelling from Lyndhurst to Police Rd? How long on average would it take to get there? Thanks, Melington - what a cool concept! Re: looking for a land esate 11Mar 15, 2009 4:56 pm slingerman What is the traffic like travelling from Lyndhurst to Police Rd? How long on average would it take to get there? Thanks, Depends on what time of day? If it's not during peak then probably 20 mins straight down the Monash. In Peak times you can double that, not helped by the roadworks and reduced speed limits on the Monash either. Blog: http://bluemistkids.blogspot.com "Never be afraid to try something new. Remember, amateurs built the ark, and professionals built the Titanic." Glasscocks Rd Extn 13Mar 16, 2009 12:12 am I know it would be great cos then easy access to go shopping at Lynbrook Village?
Also when heading out from Lyndhurst via Glasscocks Rd at lets say 630am or 7.00am is it banked back a fair bit? Not used to this Peak Hr Traffic game! I will be a future resident at Lyndhurst sometime late this year. Depending how long the permits and building takes. Just found out I have 3m easement and total of 6.69m to back fence from the rear of my house. Not sure what to put in that space. Possibly some sir walter, and just use water from washing machine / shower to manually water it? I am very impressed with the modern streets and lights , it certainly looks awesome how there are not over head electricity lines! (Lived in an area where overhead lines are they way things are, all my life) hehe. Melington - what a cool concept! If he leaves any later then he doesn't get there until 9am. Re watering your grass - why not just use the recycled water? Blog: http://bluemistkids.blogspot.com "Never be afraid to try something new. N o matter how many times they up grade the Monash we are still caught in traffic. Transport is dismal. I m glad i work locally. Slingerman just put plants over the easement, thats what ive done Merinda Park 16Mar 18, 2009 9:52 pm Hi,
Just like to ask for those who are commuting to the city via train, how is the public parking like in Merinda Park station every morning? let say around 7 am? Can I still find a decent parking during this time? Is the train already packed at this hour? Thanks in advance Re: looking for a land esate 17Mar 18, 2009 10:25 pm I'm not sure about 7am, but it is always pretty busy everyday with cars parked on the grass. I read somewhere that they were going to extend the carpark. Blog: http://bluemistkids.blogspot.com "Never be afraid to try something new. Re: looking for a land esate 20Mar 20, 2009 7:36 am We got one of the last blocks in Carlisle Park - and that was almost a year ago. It was $143k @800m2.
I'm almost 100% sure that there aren't any left there - but as others have said it could be that a builder still has some blocks available. All the new estates around that area are $180,000++ for a decent sized block. If there are any H+L packages it will most likely either be for a little cottage on a 300m2 block, or close to the high voltage powerlines around that area that they may be having trouble selling. After 2 false starts, a year living overseas, two more world trips and 3 years of uncertainty we are now starting the build process again - hopefully for real this time! Really tight at the top of the stairs- how to get furniture into those rooms? Study books - does anyone really use them these days? Large storage closet would be more functional. 2 6891 Hi, I am looking into doing a KDR in Melbourne and am contemplating using Kialla Homes. I am looking for feedback on them from others who have built with them. 0 13447 |
