We have an East West Block, front of house facing West. 518m2, 18m Frontage down to 15 at the back, circa 30m deep. Relatively flat (only 2-3% gradient over entire block) Garage has to be on North side (building envelope) Here are the design principles we are thinking of 1) Bedrooms on South Side, as close to edge as we can (1m in I think) 2) Living areas on the North Side 3) laundry on North side or North/East Corner 4) Decent blinds out front (probably master bedroom), to shield from afternoon Sun 5) Possible double glazing on South side for Winter 6) Deep design so we have as much North side garden as we can, especially to negate a two story going up next to us on that side That's todays plan! Anything anyone would care to add? Re: House Design on an East West Block 2Mar 01, 2009 11:14 am your block is similar to ours, and we did pretty much the same as you, but we also left a fair chunk of 'back' yard. Our alfresco is north facing, with kitchen and living areas surrounding it, the laundry is behind the kitchen so also on the north side, but you could tuck it away with the bedrooms on the south side too if that's where you're having your main bathroom - I just personally like the laundry near the kitchen. Our laundry opens on to the alfresco too.
We didn't get any double glazing but sounds like a good idea! in fact here is our plan if you want to have a gander! Did you design yourself or is this from a Project Builder, if so, which one? How many square mtr did you go for in the end (excluding garage and outdoor)? We also live on an east/west block, our design is kind of similar to donuts', and your principles are sound. The difference with our house is that our laundry is on the south side. We have thickened, tinted glass in our front bedroom windows facing west and together with 'blockout' roman blinds inside the cooling and shading effect is adequate. We do not have external awnings and despite the heat this year don't feel they are necessary. Our house came with double glazed windows on the south side and they definitely keep external noises down compared to normal windows. A few designs look pretty good, leaning towards Statesman but sterling also have some designs we like a lot.
Not easy to sort thru what's included, what's not but we are trying to get a base price + double garage for around $144k (and 200m2-220m2). Space is important as whilst kids are 9 and 4 now, we are building with Teenagers in mind. Will mean no stainless steel appliances and some other fancy bits but will be worth it. One thing I don;t get is, AV Jennings for example charge $6k for a double garage, Sterling, $11k. Raising ceiling heights also varies a lot over similar designs/footage. Sorry I don't even know how many sqm it all is, I know it's between 29-30 squares, but no idea if it includes garage. Alfresco not included in that though. will PM you in a minute.
