On a big budget, The Hubby and I are hopeful we can purchace a house for around the 100K mark. Nothing flash, just a modest 3 BR family home. Have googled and contacted a few companys but if anyone can point me in the right direction I would be very greatful. Nice to meet you all If life was that simple I would just live in a shoe like that crazy old women in the nursery rhyme with all of the kids. We are tinkering with the idea of a small block of land for 18oK leaving 120 for the rest. Its a far stretch I know but is it "do-able"? No downlights, probably no flooring or curtains (though this varies between builders), low ceilings, basic paint/fittings selection, etc. etc. Where are you looking to build?
You also have to remember that it is a long term thing - just because the rates are low now, doesn't mean they won't be in 5 or 10 years so you have to be sure you can still afford to pay the loan off when the rates rise again (and they will!) Some of the big builders normally have a 'budget' range - not sure about NSW but in Victoria you've got Carlisle with the 'Smart Start', Dennis Family Homes with the 'Aspirations', Henley with the 'Esprit' (though this would be outside your budget), Metricon, Simonds and Porter Davis both offer small homes. Dixon homes has a heap of budget designs but again not sure if they build in your area. Clarendon definitely do build in NSW and have some budget designs - there's probably a few on here that have built with them. Sorry not really helping much am I? Anyway as Hels_n_Greg said, the best thing to do would be to go to the display homes in the area where you want to build. There will be some builders there that either don't have websites or don't have prices on the websites, or don't put all their homes on their website. After 2 false starts, a year living overseas, two more world trips and 3 years of uncertainty we are now starting the build process again - hopefully for real this time! The Wisdom Homes office has some H&L packages and you may be able to get a basic single storey for $300k. On a side note - there's also rumours that the unions, construction industry & big developers are lobbying the Fed Govt to extend the FHOG $21k/$14k for another 6 months. After 4 years - we're in! Too tight of a budget - you will find that you will be short of money. Extras include carpets, tiles, gates, fence, driveways, security doors, curtains, landscaping and water-tank for basix - just to name a few. That is already about 40K - a third the cost of the house. Not to mention if your land is slightly slopey then more $$ will be needed. For $180k your land will prob be a sloping battleaxe. Not too many if any flat land is for sale for $180k unless you go far out!
Unless you have more $$$ don't consider it, this may sound harsh but you could end up bankrupted! Re: Who Builds the cheapest homes? 11Mar 03, 2009 1:56 pm As long as you do your homework you should be fine.
You can always use: *2nd hand curtains *compacted road base for a driveway (DIY) *small water tank *painted concrete floor (DIY) (you could grind and seal the whole slab for $400 if you do it during slab phase) *star pickets and wire for a fence (DIY) *basic light coverings It may be rough but it beats renting and you can make it look nice for very little money. Make sure that you dont buy a sloping block as they have expensive cut/fill issues and stormwater drainage issues. Re: Who Builds the cheapest homes? 12Mar 03, 2009 7:04 pm I am not sure if they build in other states, but friends of mine built a 4 bedroom home - completely finished (landscaping and everything)- for less then $150000 with Dixon Homes. Not that I am recommending them, I just know that they are very cheap. There are a few companies like that - Planbuild also comes to mind - but I'm not very sure because we didn't look into any of them.

as noted above, it would be completely spartan for that price, but no worse than an old rundown 'established' house in that price range. you could look at kit homes, but you will end up with a tiny empty shell, that you have to DIY and then add everything (wiring/plumbing/joinery/finishes) yourself on top of the price. our basic is costing us $125k (4 bed with study, family & rumpus), plus $30k for extras (fully plumbed water tank, foundation upgrade, driveway and other covenant requirements) and the other stuff another $7k flooring, fence, landscaping, lighting, curtains, washing line, lettbox etc; all DIY. If you shop around, get the minimum requirements you need in a house, and plan to do as much of it as you can - you might just squeeze it in. But don't forget about stamp duty, legals, lender mortgage insurance etc. Plus extras like connecting the phone.
