We have recently settled on a property and the builder has some minor works to conclude which were discovered as a result of a building inspection performed prior to settlement. Some of the works have been concluded whilst some others remain outstanding. In one instance, I replaced a security gate lock myself as vandals were entering the property whilst I was awaiting the builder to repair it. So far (~2 weeks have passed) the builder is showing extreme lethargy in making the necessary repairs, despite repeated calls from myself. I am interested in hearing from others with similar experiences. Perhaps the following questions would be appropraite: 1/ Have you performed/arranged the repairs yourself and forward the costs onto the builder? 2/ Has the builder followed through on post-settlement outstanding repairs? 3/ Is there a legal approach to take that would be appropriate in these circumstances, or is there other government bodies that protect consumers in these circumstances? We bought a spec home at the beginning of 2005. After about 4 months, I asked the builder to please come and fix some outstanding jobs in writing. One of these issues was the fact that the ensuite stank of sewage and was unusable. At the 12 month mark, we sold our 'lovely new home' and bought a 50 year old timber weatherboard house with which we have had zero problems. on the day of handover we went through the house and mark the things they need to fix. The building supervisor put this in writing and they fixed that within 12 days. Now we are on 6 months maintenance warranty. Every problem we put on the list and send them after 6 months. they have a month to rectify the isuues. So far only only few doors need readjustment. The dogdy builder next door raised a level of the block and we have their water run off on our garage. We have sent them a letter and no feedback. now the only one way is to start a civil case with new owners.
