Mernda & Doreen Residen 3409May 21, 2011 10:21 am Bam kek Jazzy4 Hey Guys, To the people in MV, Have you looked into a Front fence? Yes the Contract states No .. But Has Anyone looked past this. Whittlesea Government Say they have No problem with it its Stockland who can decline. Vcat states Stockland cant remove it once you put it up ( Classed as Vandalism / trespassing ) . It will Cost them Money to take you to a tribunal hearing. Then then Can only win If You dont Have a Reason Why you need one.. Dog / Kids / Cars, Being in the front yard. Id like a front Fence to Give my dogs more room.. Opinions Anyone?? lisanne The issue with deviating from the land contract involves p1ssing your neighbours off - it's one of those risks. It can make a big change to the aspect of the street I completely agree with Lisa. When you buy into an estate with covenants, you agree to abide by them. If you don't like the restrictions, you shouldn't buy there. We compared three or four estates in our suburb, and the main reason we settled on ours was because we liked the look and feel of it, which had a lot to do with the estate guidelines. I get very annoyed with people in my neighbourhood who think they can just do whatever they like - which usually involves exercising extremely poor taste. I completely agree with this. I understand that convenants have changed between different releases and Im not phased by that as our entire street is required to follow the same convenant, being the one we agreed to when purchasing the land. Stockland may not be able to take the fence down but there has (and I believe still is currently) instances where Stockland have taken legal action against people who have not followed convenants due to complaints from other residents. when do the covenants for stockland in MV end? i for one will have a front fence up the week that happens. Re: Ladies and Gents, step right up! Mernda & Doreen Residen 3411May 21, 2011 5:02 pm i enquired about the display village in MV, and the person in the stockland sales office thought they had about 18 months to go until being sold. So id only assume that all land would be sold within the next 18 months probably and maybe covenants ceasing soon after that? im thought i read somewhere that they possibly ended at the end of 2011? They will then just open a new display village - the current one is the second one that's been in the estate. They recently bought more land, MV is going to be bigger than Laurimar which is why the supermarket is now going to be a Woolies and not an IGA 'A bottle of wine contains more philosophy than all the books in the world.'
