Mernda & Doreen Residen 3282Apr 21, 2011 2:40 pm considering i asked multiple times what is going there, its not going to be a damn ghetto is it, and the stockland office response was 'no, just normal houses but to be built later on by a private developer', then as soon as building started in that land stage they just started popping up! im still waiting to see what is built in the middle there... it does look like unattached garages in those pictures, but they are just pictures! the area on the map in the land office still has it as vacant land. aint no 'guests' parking out the front of my house, i'll give you the tip! I know when we bought the block here in laurimar there was a masterplan that showed where all the medium and high density housing was going. That masterplan seriously changed though. I bookmarked this thread by contributing to it a long time ago, providing a bit of expertise to a subject that was topical at the time), but your observation is general in nature Ari, so I feel that it warrants response. In a non-political way, mind. Laurimar is an paltry 30km from the CBD. Maybe it should be developed to the same level as other suburbs that lay at a similar distance, a la Dandenong? The lop-sidedness of Greater Melbourne annoys the crap out of me, as I am always compelled to approach it from the south east. To me, urban sprawl has been a mistake in that area, and shouldn't be allowed to be repeated in other areas. The answer is to ensure that the suburban fringe is not always 60 k's from the CBD, a la Pakenham, so medium density development simply has to happen in areas closer than that to the city. Ari, I can understand your annoyance at not being aware of the proximity of such development near you, and your frustration that the plans had probably changed since you bought your land, but it simply has to happen. No-one should pretend that they are always going to live on the fringe with a rural view forever, or indeed without medium density housing over their back fence. At least it is planned, unlike the ad-hoc method of people in traditional suburbs selling their back yard and building a unit on it. The alternative? Maybe with unchecked sprawl, Seymour might be an outer suburb in 50 years. But hey, at least they've got a train! Geoff - Decophile. Re: Ladies and Gents, step right up! I agree. but after going to so many builders i'm just not getting what i want in my house unless i'm ready to dish out around the $400k plus mark. it is very discouraging and has put me off the entire builder process. I'm no tradie but have done a certification in general construction and carpentry. I'm an IT guy(come from India, you see ). Im pretty sure this is going to be challenging but I probably will have to give it a go... What does your husband do btw? i might need his services as well better to build good contacts now! From what I can see, we would have paid roughly what we would have with a builder (maybe a little more?) to build a similiar sized home, but with a lot less "extras" such as raising our house, double glazed throughout etc We couldnt have afforded to build our home with a builder - Im sure we'd be looking around $480k+ just to build. Hubby is a cabinet maker - kitchens, laundries, vanities, wall units, wardrobes etc My advice is to try and get finance first and see how much you can get - its been pretty hard lately.
