Mernda & Doreen Residen 3142Mar 21, 2011 4:10 pm im preparing to sell in mill park in about 3 or so months and have also noticed the market slow down quiet a lot. There was one point mid last year where if it kept going the way it was, i was expecting $430 or there abouts. Now i will be content to sell at $400. two homes on my street went to auction on saturday. one sold at $440 and the other at $380. Good sign that they both sold for us but. Our agent really worked hard, we got house of the week in the Magazine that comes with the local, that meant front page and page 3, cost us nothing. We were selling at a bad time, but it has got worse since. We got excactly what we told him we would accept, nothing under. We were with another agent for 3 weeks before that, and they were useless, hardly showed anyone through. Told us at the start, you will get this, it's a good market, blah, blah, and then a week in. "Oh it's a bad market" it's the most stressfull thing, selling a house. We sold with Tony Lombardo, Ray White Epping, he was good. Re: Ladies and Gents, step right up! Sold in (Roxburgh Park) September last year. We were realistic with our price and got it straight away (Went up online Sat morning, eventual buyer was through that day and had the offer in on Monday), but the house across the road from us was a little unrealistic we think. They didn't end up selling until Jan/Feb I think and they went up at the same time. Really helps to know what your property is actually worth. We know we went too late but we had things we needed to do to the house and garden, and my husband could only get time off in Sept. So it had to wait. We watched as the market went pear shaped and started out with an agent that we were very unhappy with at the end. I don't blame the agent in the main but his handling of the situation was less than professional and we are hearing some pretty awful horror stories at the moment about him and his agency. He even called me last week to wish me good luck with the auction in one breath and then told me I needed to fix up my advertsing price in the next. He kept on crapping on about how he had been right and we were wrong. I hung up on him and he tried to call back and harrass me even further. I have now reported him to the REIV. I hope to hell he isnt poisionning our place as the word around, this is the way he operates. Anyhow, we are probably going to sit tight for a bit. We are going to do some things we wanted to the house if we stayed, and this might help in a more solid price. It won't cost us much but will make a huge difference both inside and outside. Will post our ideas once we have formulated them. In the main we are selling for two reasons. My husband and I are wishing to set up a new business each and we love it down the coast. So we thought we will have fun in the whole venture. But it's been painful. We have had 42 inspections since October, a failed auction result and the buyers have just dried up. Our next door neighbours are in the same boat, but they need to sell as they are building again now. We will be renting for 18 months whilst we build on the coast and we havent settled on any land yet, so we have no immediate pressures. But we can't do the stuff we need to in a big way, so we will look to set up in a smaller version and stick to our guns and wait for the right purchaser to come along. We too had free advertising in the Northern Weekly and we ran a paid ad when we went to auction. We sold a house in Wallan years ago, we had an agent like that, we took him to the REIV, and we never had to pay any advertisement costs. He was insane and is well known for it we found out later, I absolutely detested him. It must have been very stressfull for you, selling a house is and when the agent is no good it makes it even worse. Our first agent at Mill Park was the same, they all try to condition you, the ****** are told at the start and then they go on with all of the negatives after a few weeks. If you stay firm, you will get what you want in the end, have you thought of selling it privately once the contract runs out? then your not losing the commision to the agent, so can accept a lower price. He has destroyed other agents deals in their cooling off period and says the strangest things. Anyway, that will be his problem. We won't be spending much. There are plans to put in a fence around the perimetre and also to open up our master bedroom into this new courtyard at the front, through some glass doors. So hopefully it will create a bit more of an unusual design and a further wow factor. And if the market doesnt think its worth it then we will stay! We have now removed any pricing range from our house and with this addition we will remove the property from sale temporarily and get an independant valuation and set a new selling price for the future based on the new additions. There are some good and valid reasons why we want to do this work. Thanks for the nice compliments re the house. Glad someone likes it!! But it is a lovely house. My son used to go there. They may start also using the new centre that just opened in the town centre. I'm not sure but looks like lisa has found all the details for you. I have been on the phone to Vic Roads and also City of Whittlesea, Vic Roads have said they will fix the problem, hopefully by the morning, lets see. I drove into the city today so went yan yean rd. the step up is 30mm and wanting it to be flat . how much does the concrete have to be lowered .we plan on removing bath and lenghten shower and adding seat. the old bath… 0 11837 Do I need to concern about this pattern of crack?
