Just a quick question this morning. Has anyboby heard about the land estate Bluestone Greens in Wyndham Vale? Anyone bought land there? Its quite cheap compared to other land estates. Not sure if you know the wyndham vale area well, so you have ballan road and greens road where the two estates are going up, mine on Ballan which is Manor lakes and Blue stone on green. There is an estate called Wyndham green that neighbours both these estates. Thats all developed. Blue stone is a nice area, but in the local rumor mill it does have a reputation of attracting all sorts because of the land being so cheap! BUT that could just be a whole heap of here say, l dunno! l do know someone who has built there and they have no seen any problems, could be nothing more then mindless gossip because of the land being cheap and people assuming this would occur Manor lakes where we are is a bit more expensive, long term will have a lot more in it, already has a little shopping centre, will eventually have a town centre, have easy freeway access, joining to the western ring road (if you know the area well you will know that its about a 10min drive to a freeway at the moment). Of course the lake, and wetlands, with the lake that suppose to be five times the size of the MCG! (this was all the stuff that sucked us in ) also there is talk of maybe adding a station in there too, who knows the government keeps changing their mind Their the only two estates in the 'wyndham vale' area. Also you have tarneit and Truganina, which are close to a freeway, close to the werribee plaza, a smaller shopping centre in Tarneit with basics! Now there are endless developments happening in that area, BUT land is a bit more because of the closeness to the the city! Even more expensive but closer again to the city is William landing, very nice area but! Oh Point Cook/ Sanctuary Lakes, like tarneit very developing area with a number of estates around, l think the prices are similar to William Landing?? In summary, Wyndham Vale at the moment 30-35mins to the city, that will change with the freeway to be about 25-30, but thats at least five years down the track, you'll get cheaper land because of the inconvienants, Tarneit, and Truganina 20-25mins to the city, i think William landing & Point Cook / Sanctuary Lake as close as 15-20! (these times are just entering into what they call the city area as such so off the westgate freeway!) An area that alot of ppl don't consider with really cheap land Melton, and Bacchus Marsh, with BM, you get an extra $3000 i think from the gov cause its considered country, your half way btn Melbourne and Ballarat Of you have estates in the north west too that you could consider, near Caroline Springs that part of melbourne don't know as much about! What is the hottest land estate in the West at the moment? They seem to be the same group (Sunland) that developed Chancellor at University Hill (Bundoora). You can ask about how the developer is at delivering on promises. About what's hot... Alamanda (Villawood) is pretty hot property at the moment, Willams Landing (Cedar Woods) if you can afford it. Looking a bit more north you can get: Brimbank Gardens (PEET) St Andrews Field (Australand) - almost sold out Central Park (Devine) Calloway Park (Australand) Gengalla Estate - almost sold out Rivervalley Ulmara (AV Jennings) Ulmara if you can afford it is probably one of the last virgin land estates that close to the city (~8kms) nearby is also Rivervalley. All pretty general nothing special per say about any of them that I know of - the Rise is named because it sits on a natural hill in the area, allowing some of the houses to have (far) City views. Not sure of the others as they are fairly new, but are all next to each other. I am in Tarneit Gardens (PEET) and had no issuues with rock or anything like that. The Rise is another PEET development on tarnetit road opposite Tarneit Gardens. All that Woodsey said was spot on. I chose TG because of the price at the time, the shapes and sizes of the blocks, the inclusions I got aat the time and access to the city. I hope that the council will soon seal Leakes Road between Derrimut and Tarneit roads to provide better access, but that is not essential at this time. Thank you for your prompt reply. I am actually thinking about getting a block of land in Bluestone Greens. I went for a drive in the estate a few weeks ago and I liked the feel of it. The blocks are much bigger and the houses are pretty. The developers have a lot of design guidelines which seem ok. I was just wondering if that area was a nice place to live, apart from the inconvenience of being far from the city. How close is the nearest train station? Point cook i think is too crowded and if everybody gets on the West Gate Bridge at 8 in the morning, it is impossible to reach the city in 20 or even 30 mins. The west gate is terrible in case an accident or something else happens. Brimbank Gardens is the next choice expecially with the new school being built this year. All sorts of people, good, but especially bad... Brimbank Gardens is okay. Spoken to the people who have lived here for a while and they say the area is peaceful except for at night when they have drags and burnouts up and down the main streets (common in new estates). They are behind schedule on settlement of land, and the competition is pretty high, Feb 14 was the last release and there was so much interest (due to 1st homebuyers) that they had to draw lots in the end. Once the new bypass goes through it should be better, there is at least bus public transport now that goes to either Laverton or Sunshine train stations. The Vline apparently isn't too bad either. Nearest station to Bluestone is werribee, l travel to there every day, about 7mins, so allow 10mins! our estate similar distance plus cause its the first station u get a seat Trains run every 20mins in the morning there are four expresses you can catch which are additional to the normal trains!BUT its a zone 2, if you want the nearest Zone 1, its Laverton, you'd have to get onto the freeway then off at aircraft to get to it, ask is it worth it You know there is a new school in manor lakes you could send your children too, not too far from Bluestone! joeygbh homeowner Hi Guys, what do you mean by 'all sorts'? I am still tossing between Brimbank Gardens and Bluestone Greens Anyone built or building with Carlisle Homes before? Are their homes value for money? Do they charge a lot for site costs? It is very quick to get to from my Mum's house in Williamstown. Quite close to alot of things really.
They are also looking at Carlisle homes, I went with them on the weekend and found they got alot included in the base price, also the extras weren't nearly as expensive as what I paid with PD... They are also interested to hear how Carlisle charges for site costs? Anyone know? I am still looking at Carlisle Homes at the moment and the sales lady quoted me $849 to upgrade to an undermount sink. Is that too pricey? I am shopping around for prices but do not want to be ripped off by prices. Close to park your car or to catch a bus? You could try waiting till the Foley St lots go up and have an exit that way. They are the ones at the top of the map. It is close to Wyndham Green which is a nice quiet estate. The only problem we have encountered are hoons speeding along Greens rd down to where it finishes in a gravel rd. We are hoping that this will stop when the proper rd goes through to manor lakes. We also plan to talk to council about speed humps. From what we know, Bluestone is a great estate, we go out there every weekend to check on progress and it seems very quiet and peaceful, no un-desirables around and its also very close to the train station and easy to get onto the freeway into the city ! We got a 654m2 block for $120,000 in Stage 14, in Manor Lakes we would only have got a 400m2 block !!! Buying in bluestone made sense to us, more value for your money thats for sure !!!
