Basically it runs a little like this in terms of distance from the city: Firstly about 20kms out of town. Sanctuary Lakes (Point Cook, but separated due to its somewhat uniqueness) Williams Landing Point Cook (Alamanda, Featherbrook, Inisfail, Saltwater Coast, Waterhaven) The three expensive areas to buy land anywhere from $180k to $250k for a 512m2 block, facilities are nearly finished being completed in Point Cook, Williams Landing still has a long way to go and probably has some more scope for capital appreciation than some of the Point Cook estates - but that said it is already significantly more expensive. Then you have 25kms Tarneit (Tarneit Gardens, The Rise, Manhatten Place, Reflections, Rose Grange) Truganina (Arndall Park, Rose Grange, Wyndara, Marquands Corner) Pricing is anywhere from $130k - $190k for a 512m2 block, Tarneit is well established and Truganina is just on the fringe of Tarneit so it shares many of the facilities. I cannot talk much about Wyndham Vale (Manor Lakes, Bluestone), it is about 35kms from Melbourne I believe. My estimate on pricing would be in the $100k - $140k range for a 512m2 size block, many of the local facilities are already in place. One thing to consider though if you work in Melbourne it can be a decent commute through Wyndham Vale and Werribee to reach the freeway or train station. Stage 1. Most all the blocks right through to stage 5 are sold. The prices on these blocks are really great in comparison to other estates. Sanctuary Lakes is an oliver hume estate as well. We have the freedom to use all the same facilities as them and will be having a huge rec centre and sporting facilities and ovals right next door. My wife and i visited them (we are from Nthn NSW) on the weekend and I cant believe how much development is going on out that way. and i also noticed the piles of dirt and how much rock is in it. can understand the high site costs. off topic and a bit of a plug but; anyone in the point cook, werribee, hoppers area should check out their bakery its across the road from the Hoppers train station and is called Pauls Traditional Bakery and Cafe. From what I have seen on the maps, its going to be very close to another train station planned for the 2nd rail line. I'm hoping they will be putting in a bus stop that end of Sayers road in the very near future. Derrimut , where Brimbank Gardens is located has overtaken Point Cook in terms of median selling price of houses as of September 2009. Brimbank Gardens location has been enhanced by its close proximity to the CBD, the Deer Park Bypass and the proposed Westlink. Land prices has shot up by 67% from 2008.
