Long time reader, first time poster! Please be gentle. I have just moved from a 2 bedroom unit in Athelstone SA to a 1963 3 Bedroom house in Newton. The house is brick/veneer with solid brick walls on the wet areas. The plan behind this is to begin a fairly major renovation job straight away before we actually live there (we're staying with my wifes family). The weekend just gone has included the scrubbing down of the filthy walls and ripping out the old threadbare carpet. Upon ripping out the carpet we found rotted floor boards and some springyness in the floors due to some movement of the dwarf walls underneath. (about 20mm not too bad for 40 years in very reactive clay soil!) We're presently having these walls repacked to support the floor. Our next step will be to look at increasing the size of the kitchen which is presently a pokey 2.5 x 2.9m. We have come up with an idea to remove the back wall of the kitchen and move it out appoximately 2.5m. The kitchen is under an A frame so to us the extension shouldn't be too difficult!! However we've had a number of builders come round who at present can only give ball park figures as we don't presently have drawings done. so far the range is 20k to 100k and I'm confused by such a large variation in price. Can I ask the readers here. What order should we go about things with this renovation? Are we being too unreasonable in our request? I have a good idea as to what needs to be done, but would like confirmation of my thoughts. Thanks for listening, if anyone has anything to add I'm completely open to hearing it!! And Newton is close to where my parents live at Magill , and 1963 was a good year, many good things came out of that year including yours truly!! (I'm rotting a bit at the foundations too!! - 45 years of life tends to do that to you, I can relate to your house ) Re: New home owner in Adelaide - Renovating 3Feb 25, 2009 7:02 pm The renovation would become easy and all at ease if the plan made was already finish. Like for example, at kitchen area. How do you want your kitchen to be look like? Of course, you have to consider first the cost and all the materials needed for this renovation if you want to have the best kitchen. Re: New home owner in Adelaide - Renovating 4Feb 25, 2009 9:28 pm I would probably try to come up with a firm plan with a draftsman drawing up a plan and then do lots of research etc on approx kitchen costs what pc items you want etc and then maybe come up with a Request to Quote letter that would say things like....
We would be pleased to accept your quotation to.... 1) Renovate and build kitchen as per plan. 2) Replace and repair floor 3) Floorboards to be 180x 20 spotted gum on treated pine bearers 4) All wet areas to be lined with Villaboard 5) 2 coats of Dulux paint 6) Tiles to be 2 high above bench with a $40/m2 allowance 7) Allow $10,000 for kitchen 1 and a half stainless steel bowl (pc at $250) etc etc etc At least then they should be all quoting on the same job and then it's up to you to shop around within your PC budget. Would any builder out there care to comment on if you would be happy to quote on those conditions? The surest method of improving the value of your home is to have your property featured on TV. And me personally if I saw a home for sale on a tv show I would be saying well I know exactly how they did all that and how much it cost - therefore I wouldn't be paying overs on the price!! Some things are worth waiting for. What you are looking at is fibrous plaster, true gypsum, it is cast on horizontal beds with fibers included to give strength. I has no Asbestos in it.
