I own a 2 story fibro place on brisbanes outer north and would like to investigate some reno's. I'm very new to all of this and just started to research the ins and outs of renovating/ extending. The place is the typical build on concrete stumps (has had a slab added underneath though) with just storage underneath that is painfully close to legal height Upstairs is 1 bath, seperate toilet and 3 bedrooms (2 beds 1 study atm). My desire for renovation has come from 2 places. I want to add a large rear deck for entertaining etc to replace the tiny 'landing' that exists. Secondly I want to extend the kitchen, which is painfully small. There is no point adding a deck now and extending the kitchen later because the kitchen is at the back and would necessitiate tearing down the new deck if I tried to stage the work If I extend the entirity of the house backward 2 metres I would have a lovely large kitchen/ dining area that could open onto the rear deck. I can also enclose the rear steps creating internal stairs. Does this sound like a sensible plan? Will these alterations add value to the place in line with the spend or am I spending too much? I'll draw up some plans soon and take some photos for a better opinion but any advice will be rather appreciated. I hope to do similar to the front also depending on finances to increase the living room dramatically and enclose the front stairs. Sorry for the long post its hard to describe in words. Any form of a renovation should add money to your home. Grant it….maybe not a huge amount, but if done tastefully, yes. Post the floor plan, I’d love to see what you have in mind. This is great, so much information!!!! I love your Blue that you have used I have the same blue on my fireplace. STUNNING! You’ll have to give me a few days to look over this….I have just commissioned a project with a local school and need to get it done ASAP. So I will look into this in between my work with that. Ever thought of opening up your kitchen so that you have an open plan kitchen/dining/lounge area. You can keep the kitchen to about the same size but open up the area. You may even be able to get some more bench space if you need it by moving somewhatt along the outside wall into the Dining area. Casa funny you should mention that you're spot on Just talking to the father in law and he suggested closing in the small deck to become the new dining room, extending the kitchen into the exisitng dining room and removing some walls as shown here. If I then remove those walls it will be a really nice open plan lounge/ dining/ kitchen of a good size and I can place in a nice bi-fold door in the existing dining area opening into the rear deck. I was just about to suggest the a very similar thing as Casa. Also if you remove the door and steps out of the kitchen, you give yourself more space for cupboards, workbenches and appliances. Consider removing the 3550mm wall, the 910m wall and removing the back door as suggested above. Put benchtops with overheads on the 3400mm and 2700mm walls together with sink, stove, cooktop and fridge space. Put the bifold doors on the 2800mm dining wall (or maybe even on the 2850mm dining wall. and acces your deck from there. If you need more space in the kitchen consider an island in the middle. wrap your deck around to the end of the kitchen and have your steps running down from the deck - maybe consider foll length steps to give the feeling of accessibility to the garden. Personally, I don't have huge concerns about asbestos in the home, except I do worry that disposal is going to become even more expensive than it already is. As it is, I've got two quotes to remove a few rooms (Study, bathroom, toilet, pantry & laundry) worth of asbestos, and they're both around the $4,600 mark. Having said that, external asbestos would be cheaper to remove, I would imagine. All up, we will be spending around $10k on asbestos removal around the house and that really annoys me Imagine how many gorgeous pairs of shoes I could buy with that sort of money! You mentioned that you were thinking of moving some outside walls and getting rid of the existing deck. If you want to keep costs down, I think the existing deck can stay, as there is enough room for a dining table (900 mm x 1800 mm) and kitchen. See the picture below, which shows the “left” half of the interior of your house. With the open plan kitchen you may want to consider also including a breakfast bar on the “lower” edge. The corridor to the bedrooms looks narrow (about 900 mm) so chairs may only be possible to the “left”. I think that making the kitchen open plan will really open up the area. The door will have to be moved as shown and this can go to your new proposed deck.
