Personally, I don't have huge concerns about asbestos in the home, except I do worry that disposal is going to become even more expensive than it already is. As it is, I've got two quotes to remove a few rooms (Study, bathroom, toilet, pantry & laundry) worth of asbestos, and they're both around the $4,600 mark. Having said that, external asbestos would be cheaper to remove, I would imagine. All up, we will be spending around $10k on asbestos removal around the house and that really annoys me Imagine how many gorgeous pairs of shoes I could buy with that sort of money! You mentioned that you were thinking of moving some outside walls and getting rid of the existing deck. If you want to keep costs down, I think the existing deck can stay, as there is enough room for a dining table (900 mm x 1800 mm) and kitchen. See the picture below, which shows the “left” half of the interior of your house. With the open plan kitchen you may want to consider also including a breakfast bar on the “lower” edge. The corridor to the bedrooms looks narrow (about 900 mm) so chairs may only be possible to the “left”. I think that making the kitchen open plan will really open up the area. The door will have to be moved as shown and this can go to your new proposed deck.
