Sage 31A is due to be released on Feb 14th, they just received the lot plans/prices today and wanted people's advice on what you would choose and why. Below is the available lots: http://www.brimbankgardens.com.au/Uploa ... age31a.pdf They can afford all of them so price isn't the issue, the most expensive are 1715 and 1716 but only by about $3000 - which I'm confused about. They are much bigger blocks, so is it likely they have some other disadvantages that makes them pretty much the same price as the other smaller blocks? I was thinking 1749 or 1752. They need to have atleast a 15m frontage....they are also hoping to build a double story. Actually I like 1755 the best - look at that lovely wide north back yard! But the shape is weird and might not fit the house nicely. Lennon Parkway will be a major thoroughfare and the above blocks are only 7-9 houses down from schools and medium density housing...the traffic will be constant to very heavy, depending on time of day. So my pick is 1718.....it is still close to the schools, parkland etc but it should be more quieter with less traffic. Yes it has an easement, but it also has a wide frontage. And looking out of the backyard, you will see little to none of the rear neighbours homes (depending if it's one or two storeys)Whereas for blocks 1748-1750, the rear neighbours are on smaller blocks (1719-1722), so all you will see from these backyards are their houses. What you said makes sense If they were superstitious about the fire/water (your other thread) then there will more likely be people in her family that will understand orientation too, and based on the rough map given none of those are ideal, although 1718 is neutral if they are in a rush. I would choose that one if they are insistent on picking one out of that lot (engineering drawings would be needed to confirm). I'm just worried they pick a place, things don't work out perfect (which in the building industry is oh so common), and then family (by that I mean 'well meaning' relatives) start nitpicking on things like orientation etc. leaving bad feelings... Once again, just something I have used in the other properties my family have purchased over the years... you don't have to believe it but her family might... however when we purchased a block in stage 29 everyone was surprised that about 5 of the blocks were already reserved for builders before we got to choose our blocks. It will be interesting to see how many people are lining as I have heard there is quite a few people on the list. They both got the day off work and plan to go down Friday Morning and sleep out for the release on the Saturday (how boring!! but worth it for them! )

It depends, Windsor Blvd is also one of the main thoroughfares, but it has marked parking lanes on either side of the road so is actually easier to park. You can imagine how shocked they were to find out they were 19th in que! People had been sleeping out for 2 days before! It was so hot, and the only space was hot concrete. They decided to go home after being there for about an hour. There was only about 8 lots they liked and they made the decision that they didn't think any would be left after it was finally their turn. They drove around and found a few vacant lots for sale through local real estates which they are going to look in - subject to soil test etc....or wait for the next release and get there much earlier!!! No real problems, but I do know of a few blocks, one notably opposite the new catholic school which as a real bad orientation - we considered it ourselves (went out at 10pm at night to have a look at it), until we learnt of its orientation.
