Browse Forums General Discussion Re: Brimbank gardens - Help them pick a lot 22Feb 14, 2009 9:21 pm haywgl There were a few they were looking at but the only one I remember the name of was Aydon Road....do you know anything about that street?? From what I can tell from Google street view there are two lots still available on that street, one on the corner and one in the middle of the street. I would need engineering diagrams to confirm, but: Facing Linchon Dr, the corner lot shows a lot of promise, with opputunites for sucess, and 'beautiful' children. The middle lot has two potential values, one quite bad (poor family, unfaithful husband), and the other very favourable for those wishing to do well in their studies. Depending on the size, I would be looking at that corner lot in more detail. Re: Brimbank gardens - Help them pick a lot 23Feb 14, 2009 9:43 pm Are you talking in regards to Vietnamese beliefs?
I spoke to SIL and she said there are only 2 things that concern her in regard to home/land. One was the fire/water thing and the other is as long as the house number isn't number 44. She said her family didn't mind about location/orientation. They were leaning towards the middle lot, they didn't really want a corner lot, but I will get them to look at both. As for the unfaithful husband - My brother would be the LAST person to ********, I know alot of people can say that, but seriously if you knew my brother you would understand My karma ran over your dogma Re: Brimbank gardens - Help them pick a lot 24Feb 15, 2009 2:46 am Are they sensitive to noise levels? If they are I would get them down to the Avenue in Sunshine west to hear what the bypass would sound like after completion. There are sections of the Avenue about the same distance to the bypass as that location and with sound barriers already up.
My personal remark about that location besides orientation is the proximity to the bypass - noise and diesel fume. You have those residents in Yarraville complaining about the two. Re: Brimbank gardens - Help them pick a lot 26Feb 19, 2009 12:52 pm Good News!
They got a block, I can't remember what number it was but it was 16m x 34m with no easement. They are very happy Apparently someone dropped out in the cooling off period, so they didn't even have to line up but they still got one through the land office Now the search is on for a double story home under $300k in total for everything - upgrades, site costs, floors, window coverings and driveway Any suggestions My karma ran over your dogma Re: Brimbank gardens - Help them pick a lot 27Feb 19, 2009 1:09 pm Double storey with everything included for under 300K?????

Funny they could have built the Cremorne in a house and land pack at Brimbank Gardens for $400k (which they could do because their land alone was $150k) but they didn't want the same house as us I don't think Donuts - I doubt it I should mention they wouldn't upgrade much, most of the upgrades they want are included in promos one way or another, so if the house is around $220, it would leave about $80k for site costs, window dressings, floors and a few other upgrades - I think it is doable.
