Browse Forums General Discussion 1 Feb 02, 2009 2:16 pm I would like to expand our home to a double story house in the near future, however I am not sure whether to extend or to rebuild.
I know it depends on your house structure and what you want and all, but I would like a ball park figure on both scenario before I start planning. Some have said it is much cheaper to rebuild then to extend, but it seems such a waste to do that. Would anyone have a rough idea? Currently our house is a 3 bedroom home with 1 bathroom and one toilet. If I was to extend i would keep the plumbing roughly where they are now to save cost. The top story would consist of a master bedroom with ensuit and possibly two other bedroom, a toilet and just a small lounge room. By the way, are you allowed to extend in a court? Any information would be appreciated. For my sister, building up was cheaper than rebuilding or moving and they lived there during the extension. For us, the cost of building up was more than building a new house that was bigger than the old one with the extension. To get quotes for extension, does that cost money? I know what I want done, but I don't want to have to pay the people hundreds of dollars to make modifications, drafting etc. I guess that is why I am doing my research now before I call anyone out. We spoke to the guy who came out, he did a very basic "mud map" of what we wanted upstairs and what they would have to do to put in the stairs etc. and gave us a "ball park" figure. This did not cost us anything.
If we wanted to go further than that, then it would cost us to get plans etc. I'd get on the phone and tell them you are considering your options and want a ball park idea of what you can do and the cost. Make it clear you are "only looking" and not prepared to pay for the quote. We planned to add a master bedroom with WIR and ensuite, study, small living area and a balcony for upstairs and were also planning to move the existing kitchen from the front to the back of the house (costly, I know!) Some builders found it very difficult to quote and the ballpark from the three we asked was anywhere from $180 -$250 000.
