Browse Forums General Discussion 1 Feb 01, 2009 10:42 pm We're about to start on the second phase of our renovations... which include the master bedroom, a new ensuite, walk-in robe and changing the existing ensuite into the laundry.
Approx room sizes are as follows: Master bedroom - 2.9 x 4.4 Ensuite - 1.8 x 3.5 Walk in robe - 1.8 x 2.2 Laundry - 6 x 1.2 (it's a long skinny laundry, washer dryer at one end, storage/linen cupboards at the other) We have had to go with a skinny laundry so that we had room to create a hallway with access to the master bedroom. Otherwise, access to the bedroom would be through the kitchen and it just didn't work (I tried so many different layouts, we didn't like any of them that much). The laundry is still large because it's so long. The real place that we lose on space is the master bedroom. But I figure with a full bathroom and decent walk-in robe, then the room size is good enough. After all it's just a bedroom. Any advise, idea's, tips??? Here's the floor plan, the section I'm talking about is the right hand end of the house. Seems a shame to have a reduced size shower in your ensuite in light of the fact that it is obviously a great ensuite with full bath. Perhaps have the bath run along the back wall up to the WC and put the shower in the bottom left corner instead - try and make it bigger than the standard 900x900 if you can... or even if you leave the shower where it is - try and keep it at least 900x900...

I am agreeing with Annie in that the ensuite just isnt sitting right but dont really know what to do about it! Is it all along that wall for plumbing issues? I probably should have mentioned re the shower - the pics in the floor plan are just what's available in Visio... but what I plan to do is have a walk-in shower so it's just a single panel of glass between the shower and the vanity (the toilet will have the cistern set in the vanity). Also I want to have the bath on that edge of the bathroom because I'll have a huge window there. We're in the hills and it looks out onto our 'back yard' (we're on 3/4 of an acre with a river at the bottom of the yard). Here's my ******* excel layout of the bathroom I've been playing around with over the last couple of days. I'm not sold on the idea of having the basin in the corner though... still hasing that out with DH. But I have to ask, is your home (or taste) modern? Because if it is, have you considered a wetroom for your ensuite? By that, I mean tiled from ceiling to floor, no wall paint, and very minimalist without being boring. I can't see a basin in the corner working any other way - but I have to say, that an ensuite this size needs two basins... that's my opinion... but they can be smallish on a corner bench like you have in your excel plan if that helps you work it out.
The wetrooms are quite popular in the UK I have found. Otherwise, I don't really think the "walk thru the shower to get to the bath" will look so great - looks like you've just squashed it there. But a wetroom - well, it would look sensational... I will try and find a picture of a few... and upload them.. But if you like traditional kind of fitouts, then def leave the bath under the window (sounds great view), perhaps move your doorway a little towards the bath end and maybe put your loo to the left as you enter, your basins in front of you as you walk in and then the shower next to the bath as before, but not as close. DH is always complaining it's upside down, but for some reason that's just the way I do it
Here's the original layout. The 'room' in the middle of the long section is the existing kitchen, a fully enclosed room and I hate it. Entry through the house at the moment is through the laundry, made even worse by off set doors. In fact the whole layout at the moment is a shambles, hence the complete redesign. This provides you with a second living area (optional) rather than just a study - even if you only use it as a study - or a spare bedroom. Much better for resale.... flexibility... It was only last night I saw a picture of the shower area next to bath like that and I can't for the life of me find the photo again. But it looks great I think (and yes, fully tiled from floor to ceiling). I had originally placed the toilet on the left of the entrance, but that gave us limited vanity space. I thought by putting it next to the shower then it allowed for a vanity going around the corner (will be a floating vanity). I would love to have 2 sinks, but couldn't really see how it would fit neatly (unless I had one on each wall). I'd planned to have a large mirror on the wall oposite the bath and around the corner where the vanity is (but not behind the toilet). All plumbing is along the one wall because it's all new plumbing. Having it there means we mainly only have to dig up the concrete path on the outside for the pipes. We have already created a second living area near the 2 bedrooms in the smaller section of the house, currently it's a gym area. But when we have kids it will be a kids area. I agree that the study should be big enough to be a spare room if needed. Am currently negotiating this with DH He originally wanted the study wall to be a curved half wall - so no way it could be a spare room. I've managed to talk him into at least having the walls straight and maybe wooden slats that can be closed up to give some privacy to the room when needed. Though we have no plans on selling this place, I think that it would be more valuable as having a 4th bed / study rather than just 3 beds and a dedicated study. Yep that's the front. And yes the laundry leads out to the front as well. But there's a 2 tiered garden bed next to the house on that side - so steps down to the front door and the laundry just goes onto the path outside the house, and you walk around the corner of the house to get to the washing line. Ahh found a pic of the front.... Existing front door is the cream wire door near the person in the blue top. The new front door will be to the right of that. On another tangent I'd seriously consider insulating the wall between the kitchen and your bedroom for both sound and heat. Looks like a big job but it will make an incredible difference. With the door in the middle, that would mean the doorway would be sort of at the end of our bed... not sure I'd like that. Re the double vanity - what's the minimum space to have a double vanity on? I like the idea's, but could not see how I could make any other layout really work with the space I have... so.... I've changed a few things. I've reduced the laundry from 6m to 4.8m long. Still plenty of space I think. I've changed the shape of the walk-in robe, it's probably even a touch bigger now. But by doing that, it's given me more space in the bathroom, which is now 1.8x4m With the extra space, I will have room to put up a half (or full) wall next to the toilet, to provide some privacy. And possibly have enough room for a double vanity. Your thoughts? I would still try to get rid of that cut shower, they are pretty small as it is at 900x900... Perhaps move the ensuite door towards the bath wall a fraction and put the shower in the corner of the WC and back wall and the double basin as you walk straight in - this if very popular in display homes, and we are doing a very similar ensuite to this... With the only glass being to stop the water going onto the vanity. So essentially a 2 sided shower (the wall where the taps are, and a glass panel between the shower & vanity).
