How much will this limit us in terms of renovations? I am really confused as to the rules etc. But we need to do things like: - Installing a new kitchen - Installing an aircon - Installing an exhaust fan in the bathroom.. - Removal of some overhead cupboards. - Putting in new powerpoints. Definitely let your tradies know! You may be required to remove them before you can save renovate that area. This must be a common occurrence for Brisbane. What the tradies have to do is contain any possible contaminent. The electrician can't just put a mask on and bash a hole behind a cabinet to bring a wire through, he has to plan his job as to how the hole can be made so that any contaiminent (dust, fibres) is caught/contained. (used the sparkie as an example only, no offence to any sparkie's)
I've just moved into a 40's house on the Northside and will be raising, adding and renovating and guess what, yep, Asbestos roof and asbestos walls and ceilings in some rooms. I will remove this myself (am licenced builder, licenced asbestos removal) and having three small children i will definitely plan the removal down to the last detail. You should be fine with what your doing. Just make sure that you tell the tradies just what you expect from them. In NSW, I can get the info from WorkCover and Fairtrading. Not sure about your state. just replied to your message re the lino now this......have you done something bad in a previous life???? The asbestos wont limit you as such with what you can do but it may attack your budget because the precautions that need to made are much greater and costly. Your talking respirators, dust extraction and disposal just to name a few. Don't worry about telling your tradies - they will know what there looking at and they'll find you. Remember though in the long terms asbestos is only danngerous if disturbed (like during renovation) or when it breaks down over time. Some people actually choose to gyprock over it for the peace of mind but its not really necessary if its in good condition. If you have kids especially I would consider visiting mum for a few weeks though during the process - just a thought. I should also say that we don't know that it's asbestos, we've just had some builders tell us that it's almost certain to be asbestos. We had no idea until they told us when we wanted to have some walls removed. I have to say, I'm really sick and tired of our walls. It is just making everything stupidly expensive and difficult. The people you are having quote on your reno are purely going off the vintage of your house in guessing its asbestos. Problem is, there most likley going to be right unfortunately. Re: Limitations of renovating and asbestos 9Jan 29, 2009 1:47 pm I have asbestos in my Laundry and toilet, It was definatley mentioned in my building report (as it should be) if my entire house was asbestos there is no way I would have brought it. Anyway it is going to cost us $1800 to have it all removed. I can't wait till it's gone, just for peace of mind.
if you can afford it i would get it removed from each room as you renovate, Plastering is quite easy and not really that expensive. If at first you don't succeed, try, try again. Then quit.
