There's no rule that says it has to be used but if/when you need to being able to close off the kids toy mess/ teenagers music etc from the rest of the house is too big a bonus to miss out on.
Make sure there is a door to close off that games room kids zone area. I'd prob modify kitchen b to be more like kitchen A bye either 1. Extending the bench to join the wall. 2. I'd love that. O.P. sorry for hijacking.. not completely off topic.. and I do like plan b better but direction might change that.. need to know which way is north. I get quite jealous of all these big houses everyone is building!! No it is about 25cm off the floor.. All our windows in our townhouse now are to the floor and it is hard to put anything against the windows.. so thought we would compromise and make them all 25cm off the floor. And bedrooms 2 & 3 will be higher off the ground so you have the option of putting a bed against the window.. gives you more wall space if you know what I mean.. but I do think windows that go to the floor look better.. just after living with them for 3 years, not as practical.. In the minor bedrooms that got a lot of sun the direct sun on the carpet rotted/faded the carpet significantly. I do think they look nicer with curtaining than shorter windows though.You could do full length curtaining over a short window. I guess from the inside you'd not know as long as the curtains were closed. For blinds, though shorter windows look fine. We've gone for shorter windows this time. Re: Not another floor plan thread (or poll) 25Jan 15, 2009 8:52 pm wakeboardandy, I'm not sure if yours is a galley kitchen (not sure of the exact definition of such) but I like your kitchen layout - no thru traffic, one entrance and a direct window.
Ours is basically similar to that but a tad longer ( 4m length) and the benches go across the short end in a U shape. Our sink is under the window but it could just as easily go in the bench facing the meals area. Re: Not another floor plan thread (or poll) 26Jan 15, 2009 9:49 pm Hi All,
Definately option B - we looked at Bridgeport and finally settled on Sandhurst 36 because it had the WIP & separate Games area in with the kids. As our kids are all early teens means they can have their own space and we can have ours! But make sure you put a door there to keep the noise out (or is that in?). One change we made to the plans was to remove the wall between the rumpus & family rooms, now we have one enormous open family area with enough space for all of us and the kids friends as well. We also deleted the bulk head area and walls that enclose the loungeroom - just makes it feel larger and more open. wakeboardandy: I don't mind the hijack. our lot is facing north so our living areas will be facing east. We love galley kitchens especially the island bench and we'll definitely look into putting doors in the games room if we go with this floorplan.
