i am wanting to install a vehicle hoist in a home garage which is not yet built and it requires a ceiling height of 3900 mm and i have heard that building anything apart from standard can get very expensive and so will 3900 be a standard high ceiling height or 4000 ,4100 etc how will i work it out cheers Re: installing a vehicle hoist 2Jan 15, 2009 9:16 am dunno if it helps but we have built an american barn style shed so we can have a car hoist. the kit cost 12,500 and the slab about 7k. the middle bays lean toos are at a height of 4.2m i think, so plenty of clearance, dunno how youd go with a garage, but definatly an idea if you are to put in a shed. Re: installing a vehicle hoist 3Jan 15, 2009 9:26 am If you are talking about a hydraulic hoist (ala service workshop type) then I'd be wary about putting this onto a standard garage slab...weight of car, plus hoist, plus dynamic load may be an issue with punching shear through the slab...talk to an engineer.
I think re dollars you'd be better off with a standalone shed (as per mrsM's suggestion) and it keeps house stuff away from workshop stuff...if you have the space. mmm....donuts Homer Simpson 1956- Links: Site Costs Ready Reckoner | H1 Addiction Medical Advice | Château TDL: The Backyard Re: installing a vehicle hoist 4Jan 15, 2009 9:35 am standard height ceiling in nsw is 2.44m. 9 foot/high ceilings are 2.74m After 4 years - we're in! Re: installing a vehicle hoist 7Jan 18, 2009 11:15 am phantom6 so 2.74 is the max standard height and is 3.9 a standard height 3.9m is not standard height. Many void areas in homes are higher than this, going this high just takes more time ( time is money ). Are you using timber framing for your structural walls. If so the building code has different requirements for walls above 3.6m. Regards Paul Re: installing a vehicle hoist 8Jan 18, 2009 12:13 pm thanks for replying everyone but i am still not satisfied
if i say to you i require a hoist which need a 3.9 m ceilings height than how would a builder work out the nearest and cheapest ceiling height also what about building the house on stumps thank you all Re: installing a vehicle hoist 9Jan 18, 2009 3:09 pm phantom - they would need to custom design and price the ceiling height. They would need to price the cost of additional bricking, framework, internal gyprocking etc.
Theoretically - you can elect for your ceiling to be any height that you wish - however, there are standard heights - 7', 8', 9' In states that require efficiency ratings of houses - anything higher than 9' (2.74m) makes it very difficult to pass efficiency requirements. If you wanted a 2 storey home with another floor above the 3.9m high garage - you'd end up with a house that's quite high - 12m or so - this often isn't allowed by many local councils. You may be able to get away with going 3.9m for the garage and then have double storey on the other portions of the house. In NSW - Council would be very curious as to why you're building a slab strong enough for that purpose and ceilings that high - they'd likely ask if you were planning to run a business out of the home - which would increase the statutory requirements to pass the DA.
