I am just looking for some valuable information and advice for very inexperienced first time home builders We are currently perusing through possible builders to build a home for us but are yet to make a definite decision as to whom to choose. As this is going to be our first building experience we are pretty clueless, Unfortunately my husband is just as clueless as me and is turning to me to decide all the things needed to decide on Yeah sounds good in theory but what a pressure so here I am walking around like a single girl browsing through display homes Hehe I have a few brochures from companies such as Porter Davis,M******* and Glenville to which they each stipulate the costs on building certain individual houses. Of those costs are there anything else that we need to take into account when looking at those stipulated costs ; EXAMPLE possible hidden costs etc?? What the is approx waiting time frame on building at the moment with Volume builders in Melbourne? How long approx would we be looking at to have a double storey home built? Add site costs, and extras.
Our buiild price is between 40% and 50% more than the base price. The price they give you is not the house you are looking at when you walk through it. The displays are heavily upgraded. For a double story, realistically allow 18 months to 2 years from when you first sign up to actually getting your keys. Oh and now I've shocked you terribly.... hello and welcome to the forum!!!! We have extended the garage and alfresco areas as well the final size maybe as much as 32sq... Thankyou so much for your feedback, Really really appreciate it My partner and I have been cost conscious above the base price of the house - we could have easily added more but we are looking at doing a lot of things over the next few years after we move in. Such as evaporative cooling, feature walls (if we want), decking.. etc. *edit* I should add that my listed cost is not final and does not have our final site costs in it, only an allowance for $10,000 in site costs - which in theory should be enough on a site that has less than 300mm of fall and fill... Base house price was (approx) $193,000. Site costs are (approx) $25,000. Upgrades we selected are (approx) $80,000. If you're looking at M3tricon, make sure you get a "displayed options list" from a salesperson at the display village. Let's say you walked up to the display village in Mernda and you liked the look of the Grandview. Go back to the guys in the office and ask for the displayed options list for the Grandview. Some of them might prefer not to give it to you, but if you find the right person they'll give you a copy and you can walk through the house with a piece of paper that tells you what's in the house that you wouldn't get for the base price, and how much they all cost, along with the total cost of the house as displayed. It was an invaluable tool for us, especially since we couldn't seem to get anyone to take us on a walkthrough until we'd paid a deposit; they wanted to only spend their time with 'serious' buyers. --Mike Everything I know, I learned from SBS. Have additional costs for building out of a main regional centre ( 5-7% or so on top I think), have had a huge amount of additional earthworks and costs due to rock. The price so far is at about 275k. No paving, no driveway, no furnishings, no window treatments, internal painting to ceiling, doors and door frames only. We will still have to retain around 3/4 of the house, add paving, soak wells, flooring, curtains, garden, add patios etc Re: Costs of Building With Volume Builders 13Jan 14, 2009 8:38 pm Our project if we finish in March (fingers crossed) has taken about eighteen months. We are about $130,000 above the original house price. Neither of these things were unexpected. Reading this forum methodically will be the best thing you can do to be ready for your house build. Re: Costs of Building With Volume Builders 14Jan 14, 2009 10:11 pm I've found that a guide of 6k per square (9m^2) is a base cost for building from the volume builders, while 8k per square is a more realistic finished value.
