What a fantastic forum, I've learnt so much about building and renovating so thankyou everyone We recently bought a 20mx22.5m block of land (450 sqm) in Graceville, 7km west of Brisbane CBD and we're tossing up between going with a project home or a self-designed home. Are project homes generally cheaper by a significant amount? Oh, also, we love the look of steel homes, does anyone here own steel homes? Are they generally more or less expensive than brick homes? Re: A thread for Queenslanders :-) 164Sep 23, 2009 5:33 pm We started looking at project homes (in Brisbane) for small lots and eventually decided that we would spend a little more to design to suit, but not as much as it first appeared - once we included the things we wanted in terms of floor coverings, facade, doors to alfresco, kitchen features. Our lot is 10m x 40m and we found the designs from the project builders were very much the same, and once you decided as we did to have living down and bedrooms up there was even less variation. We worked with a builder with an interest in small lots and ended up with a design which actually fits with the local environment and it's orientation on the block. We were able to specify whatever we wanted all the way through, rather than pick from the companies menu. It was a great experience. It is great to find other people building/renovating in the sunshine state too We're building an Ownit Homes house on an acreage block down near Greenbank south-west of Brisbane. Hope everyone's build/renos are going well. Ours now has the roof on and we're eagerly waiting for the bricks. PS. Can anyone shed some light on why the southern states don't have eaves on their houses? They seem to have to pay extra for them??? Re: A thread for Queenslanders :-) 168Jan 13, 2010 1:33 pm Hi, We've just finished phase 1 (the inside) renovations to a 20yo hybrid Queenslander/Colonial in Flaxton in the Sunshine Coast hinterland. Phase 2 is the outside, sometime in 2010. Like most renovation experiences, there were plenty of lessons learnt during the six months of actual work (the pre-planning took about two years!) but overall we are more than happy with the results - they exceeded our exectations so that's pretty good. Happy to share any details of tradies used etc if anyone in the area is interested. Have also posted some pics in the Kitchen thread, more to follow for the other rooms. My name is Matt, I am a first home buyer and recently purchased a small Queenslander in Woolloongabba. I am just learning how to do DIY renovations. I am loving it so far, we have already replaced the old floorboards, painted inside, replaced skirting boards and have many other plans. I'm not experienced in much handy work, I sit at a desk and process insurance claims 9-5, but I'm learning by doing, and really enjoying it! We bought out first house on the southside of brisbane 6 months ago and have slowly done a few renovatinos ourselves. Will get some pictures up in the coming days. Were now looking at doing some work on the outside of the house, new fencing,driveway,garage/garaport. So if you get your visit the nursery before the 30 june, you get your 25plants for a new build plus your 8 for the financial year, then go back in July and get 8 more. That take care of a couple of gardens for free...good to get some bonus for all the rates. Just started the process of looking for Builders, arrr too many options and so varied with inclusions etc. Still so confused who to build with. Block a little tricky as it will need a steep driveway that will comply with council and also needing it to be a wide frontage to suit the block shape. Trying to stay in budget with the driveway is a bit tricky : ( Bit Daunting, but hoping it's not to much trouble, as we love the block. My uncle has just finished building down the Goldy with BMW Homes. He said from start to finish his build experience (and he's had 5, some good, some bad) was the best to date. We're looking at building an investment with them later on in the year at Springfield Lakes. Since talking to them I've been pretty impressed. We have just finished renovating our small 3 bedroom house on the Sunshine Coast & have it on the market now. My partner Leigh & I have bought a block of land in Brightwater & we are just waiting on release now before we can go any further (Due in June). We are building with Adenbrook- The Cebel, can't really do much now until the land settles... Hopefully the house sells soon as we really don't want 2 loans!!!
