Thankyou Re: House Value 2Jan 12, 2009 1:39 pm Real estate agents will give you appraisals at no cost, which is an 'opinion of value'. They are the property experts in your area and to simply give an appraisal there is no obligation on you to sign any authorities. Would be my first call to get a few out and see how the price they come up with compares. Most common way they come up with prices would be to see what has recently sold and whats on the market and to compare those properties with yours (or yours to be).
For a proper valuation, you can actually engage property valuers to do the work, at a cost which I'm not sure about - just did a google search and found a few. They purely do valuations and don't sell real estate, so no pressure or annoying followup phone calls ICK So glad the building is over, never again. Throw in some sold results over the last 3 months from the area with similar setups and combine the lot. Its not an exact science but it's at least a non emotional way of coming up with a number.
Additionally you could pay for a valuer to come out. Those guys (valuers) can be incredibly accurate at times. Anyone selling a property can get a big range of pricings from agents hoping to wow someone with a fantastic 'for sale" price to sign them up. if they seem to be 'talking the property up" then they may well be over pricing the house. As suggested make sure you do take in to consideration recent real sales in the areas for similar properties. The only way to do this is to engage a registered valuer. Last time I had this done I think it cost $300 - $400. Re: House Value 7Jan 13, 2009 10:52 am Just a note, in Vic its illegal to overprice or shortprice a house in order to get the listing. Agents know this so if the price seems wrong to other appraisals, ask them to justify this - which is what they'd have to do if they get audited (which happens).
But having thought about it and if it was my money, I'd get a few agents out, but definitely get a valuation done seperately - just for piece of mind, especially with family.
