No probs Ed.
For the uninitiated, a Seagull Manager is someone who flies in from somewhere, make a lot of squawking noises, flaps his arms about like crazy, takes what he can, craps on everything...and then leaves!

Generally no - they will increase. Some things will drop... Prices are already up in the new year - almost across the board on new housing in Victoria. Land prices in my estate are up $5,000 for blocks just over the road from mine. The home buyers grant increase has caused land in the 100k-170k range in Victoria into be snapped up very quickly. Only 8 'good' blocks left in my stage when I put my deposit down in mid-December there were 16. Was at the land sales office today and they are talking about releasing the next stage at a further premium to the blocks that were just sold. It is a little crazy out there at the moment land developers are really feeling empowered to increase their prices.
