I am really hoping that someone can help me out in finding some answers! I am very easily confused... We have just bought a piece of land which has height restrictions imposed due to flood levels. The height of the house needs to be just under a metre... some of the companies I have spoken to have said that because we would have to use bearers and joists we would be looking to add between 40 and 50 000 onto a 24 square house. Would it be cheaper to truck load in some fill? Any ideas or does anyone of any companies that would build on bearers and joists other than Wincrest and Mcdonald Jones? Thanks in advance! On the face of it, if you are looking at around a meter out of the ground I find it hard to believe it will cost anywhere near $50k If you do fill the site to the designated height above ahd then you will still have the cost of consolidating the fill & the slab beams will still have to be founded on solid ground adding to the slab cost. In all the cases I can think of the stump option has always been the cheaper option. Re: bearer and joists or fill? 3Jan 27, 2007 8:57 am Hello clueless,I also have trouble believing that it could cost that much.A metre fall over a site would be considered "average" on most of the sites that we work on (We are Builders,bricklayers)In fact when we encounter a block with alot of fall we look at bearers and joists as the prefered method of construction.(used to be bondeck and suspended concrete floor) as that is the most economical way in our experience.Maybe you are better off taking your plan to one of the steel mobs who offer a flooring system out of steel.(there are quite a few of them)Metaland etc.I would be a bit cautious with these builders when talking about costs etc and maybe you should have someone who is more familiar with buidling costs and methods to be with you when doing so.I'd be interested to find out how you go.Regards Terry. We had a builder from Cavalier Homes today visit our block and he said that having to build up would roughly add on an extra 15k to a 24sq home. This is much better than the 50k Wincrest quoted, 35-45k Beechwood homes quoted, 30K for fill etc that Mirvac said and altogether alot better than Allworth who said that they would not build on stumps, they did not mention fill etc...
To be fair however the quote from Cavalier was from a builder, the others were from the office home designers - maybe that makes a difference. We have arranged for a couple of other builders to come out during the week so hopefully they will be on the same track as the Cavalier guy.
