I have been looking for information from this forum, there has been some very useful advice but unfortunately nothing that relates exactly to the problem that I have. I recently purchased a steeply sloping block and am wanting to put a house on it. It seems that it may be quite possible that costs will spiral out of control if I am not careful. There is still 4 days on the cooling off period, and I am trying to get some opinions. Block slope is 35 degrees, 15m wide and is clay/rocky in nature (soi/structural tests pending) Due to height restrictions in Qld of 8.5m, surveys suggest the maximum length of the house down the slope can be 8m. This would allow for around 3m house height and 5.5m stump height at the front of the house (ie. the base of the slope). I imagine there will be significant structural engineering costs for placing the 48 stumps (8 wide across the land and 6 deep down the slope). Does anyone have an idea of what this might cost? Will any builders touch this? What would it cost to build a 30k kit home on this, would it be cheaper (and ultimately more appealing) to build from scatch? My budget is only 130k.
