The garage is approx. 7mX9m soild brick with two roller doors, If i removed a roller door and filled in the gap with bricks, then built a wall in the middle i would have the perfect office! What should i be thinking about first and formost in order to get the ball rolling? If anyone has any suggestions please let me no..thanx for your time! I vaguely remember some mention somewhere of garages not being able to be habitable rooms until something is done to the slab.

The slab is approx 50-75mm thick and 120mm below the house's, i was thinking bout putting floating floors over the slab. I'm sure someone else can explain how to counter this problem in a pre existing garage.
Sorry, I don't know anything technical, just remembered I'd read something about it. ausdesign A good point to look at is having a plastic membrane installed under the concrete floor during construction so that down the track the garage can be more easily converted to a 'habitable room' if you want to go down that track. This is a common reno & the biggest stumbling block is the requirement to have an impervious membrane under the floor. I leave you to fend for yourself, figure things out yourself. I was only thinking in 2 dimensions! One of the best converted offices I have seen belonged to a former supervisor at work; it was a small office hidden off an existing office inside the workshop. There were no windows, but it had carpeted walls and was extremely quiet and private. Heat was an issue though even though the ceiling was a concrete mezzanine. I think you might be refering to Under a house they lay a plastic sheet which stop moisture coming through. except they are all rock hard and cant nail to em ! as you would know it needs to be approved etc, its a change of use or change of something form. Also remember all the data and services that you will want brought into that space - get them roughed in when the rest of the house is being done if possible. Seperate light switch(s) for the room at the door you will mostly be entering the space through.
