Do they look at historical data, surrounding sales, like properties etc OR do they take the price you paid for the land + the price of the building contract (which wouldn't equal a resale value as it doesn't include extras such as carpets, blinds, curtains etc?)? Seems to vary between banks? and, we have seen two different mortgage brokers today - both recommended the same bank/product..BUT, one told us the first scenario, the other insisted it was done the second way... Well, it looks like if you put two of those brokers' opinions together you will have one correct answer. Valuers have to compare their estimate to 3 other recent sale prices in the same area, which they obtain from public records and local real estate agents. They arrive at their estimate using different methods but it's not only purchase price + building contract. They have to agree that the land is not overpriced, undisclosed rebates are not in the contract (that misleads the lender) and the building contract price is not inflated to hide commissions vendors pay to property marketers, referrers, etc. It can be quite an involved process.
