Browse Forums General Discussion 1 Jan 22, 2007 8:47 pm I would like to build in 2 bedrooms bathroom kitchen and living room underneath my house.
It is not feasable to raise and restump the house. Excavating all the area underneath would also be cost prohibative. Half of the area for the proposed rooms is 2.4m high. All the downstairs area has been concreated over after the house was built. The area for 1 bedroom kitchen and bathroom(located underneath existing bathroom) will need to have the old concrete removed excavated to legal height and a new concrete floor laid and at least two of the concreate stumps will need to be removed. Is it feasable to cut the concreate floor, remove the area under the proposed kitchen bathroom and 1 bedroom, dig out to legal height and lay a new floor level with area for the other proposed bedroom and living room? Is it feasable to skin walls around or between the concrete stumps or do I need to replace them with steel? What is leagal height for Bedroom/Bathroom/Kitchen/LivingRoom? I would appreciate any information on costs or experience with undertaking this work. Re: Building rooms underneath a post war weatherboard house. 2Jan 23, 2007 6:56 am The minimum height is 2400 [ finished ceiling level ]
There are many aspects that need to be looked at that would require a building designer to visit the site - too many to list here. In basic terms no you can't just brick up between the stumps. The max. height allowed is 15 times the face of the stump i.e. a 100*100 stump = 1500mm unless it is engineer designed. Re: Building rooms underneath a post war weatherboard house. 3Jan 23, 2007 7:00 am it sounds like a really good idea... but its kind of hard!!! to buid something underneath something else that has already been built, this second thing must have been built in a special way so it doesnt fall down in pieces!!!! good luck!!! Re: Building rooms underneath a post war weatherboard house. 4Jan 23, 2007 10:10 am Ceiling height can be 2100mm under a skillion roof extension i.e. the ceiling falls from 2400mm to 2100mm for the appropriate run-off (usually 5 degrees) Re: Building rooms underneath a post war weatherboard house. 5Jan 23, 2007 12:37 pm A ceiling can go down to I think 1500 in a situation like an attic, but if it is a habitable room has to average 2400.
