Well terracotta tiles have been around for quite a while now and you don't see too many people rushing out to replace them for concrete. When I was an apprentice we built a new house for our roof tiler who had some connections to a supplier of the terracotta roof tiles. They did the job same as they usually did, sarking down first then the battens then the tiles. It was the only one in the whole suburb of Forest Lake and looked great. Every second tile is nailed and from memory terracotta tiles have holes for nailing so you dont need clips and terracotta tiles are like the concrete tiles where they overlap the next tile with enough overlap to prevent most leaking. Anything that did manage to get through and or any condensation should be taken care of by the sarking. I do remember and old chippy's theory that the wind getting under the front lip cooled the house by keeping the air in the roof space cooler. ?
