Browse Forums General Discussion 1 Dec 15, 2008 10:55 am We have a Queenslander on a fairly busy road (two lanes on either side, so 4 lanes), but our house is set back a bit but... we have had our first quote from a draughtsman this am who said that he is happy to do the plans for us (to do our renovation/extension) but that he wouldn't build as it is too big a job for him and he saw the fact that it was on a busy road as a problem.
Has anyone else had the issue of building on a busy road? Re: Anyone have trouble getting builders because of access issue 2Dec 15, 2008 10:57 am What a crock of poo. Really, thats a pretty poor excuse. If it is too big for him that might be fair enough, but theother excuse is pretty pathetic really. Adrian B Re: Anyone have trouble getting builders because of access issue 3Dec 15, 2008 11:26 am He said the issue was for building materials and the fact we would have to get permission to leave some things on the nature strip
I know the job was out of his league anyway, but wondered what other people do? Houses are bulit and renovated and get pools, garages etc done every day on busy roads!! Re: Anyone have trouble getting builders because of access issue 4Dec 15, 2008 8:13 pm I did two townhouses on 330m2 land with two plunge pools by me also and a 6 x 6 carport between with a shared driveway with the neighbour. This was on a very busy oneway street in East Brisbane. You do have to stop traffic for deliveries most of the time but it really isn't a big issue for most other things and a permit for storing items on the footpath is around $50/100 dollars to the council. You do have to have 1.5m left for the pedestrians to access the footpath.

We are getting an architect out to look at our place so it will be interesting to see. We want to build under, do a lap pool and a garage so similar to you really. I know it isn't ideal when you are on a busy road, butI didn't think the guy today was being reasonable.
We just saw a report on the ABC news re construction, and they were saying many Builders have no work due to the downturn in the economy...bring them to me!!! Re: Anyone have trouble getting builders because of access issue 6Dec 15, 2008 8:47 pm I have discussed this with many of my trades and we agree that the media is sensationalising most of this for their own benefit. I have actually had an increase in enquires over the past month and a half. Personally I think in SEQ we will see new starts rise in the early part of 2009 and start to accelerate towards the middle of the year for a fast paced 2010.
Mostly I think the project builders are the ones who have slowed until the FHOG starts to kick in as we specialise in Architectural / Renovations there still seems to be a bit around. Actually renovations tend to rise when new homes slow. Regards Paul For reference, this is the Austlii reference.
