We are almost at lockup stage so bricks and roof tiles are on and plaster has been put up (in progress), however We had a look at our house today and noticed that in the Master bedroom there was water all over the floor and that the roof has water damage to the plaster and has cracks accordingly... My question is do they need to replace the water damaged plaster??? Or is it a repair issue??? Im assuming the reason for water getting in is because with the facade we have (cladding) which has not been installed yet, the roof tiles are built around the cladding section allowing water to get in with the rain we've had the last couple of days. My plaster wall is not cracked yet but was soak with water.. does it need to be replaced? i am also wondering, should the insulation also be replaced? i think they are all wet, can someone advise? And the recent rain has been extreme. I bet if you went in the roof you will get a better idea of the damage and the amount of water . it could look worse, iif not all water has come through yet.
I would be recommending that all areas effected by water be replaced. I think the batts are not as effected. but i would want to be making sure that they dry out properly. If the plasterboard is damaged, sagging or crumbly, then it should be replaced up to the point where there is no damage. If the insulation is fibreglass then it does not absorb water and when it dries it is fine. Yes it is glasswool, spelling mistake..
