The government just announced a train station in Caroline Springs which will see electric trains running by 2016. THis will most likely mean that the Deer park trainstation (used by v line) will be very close by. If it is Zone one you will be laughing. If it is zone two you will still be laughing.
The deerpark bypass is due to be completed next year (i think) this will mean easy access to the CBD. I reckon 20minutes easy byb car. I believe there is a shopping centre of some sort proprosed. But yeah everything is proposed appart from the d/p bypass. You will definatley need a car for the time being. What is a block worth atm?? You have to tell us a bit more about yourself so we know how to phrase the response. For yourself or investor purposes? I'm assuming by Derrimut you mean in one of the 3 estates they have established there (Brimbank Gardens, St. Andrews' Field and Central Park)? block is about 520 sqm..$175k...5 mins walkable distance to deer park train station. and that is v-line..I heard that very soon v-line going to be m-line is that true..? other than that any other transport facility to cbd ....?and this property is not for investment for ourselves. I think deer park station becoming a connex station rather than v line is still a long way off. I think this will happen when they do the caroline springs station and rockbank.. my inlaws are in rockbank area which is under planning for development atm. They have had numerous set backs though with just the planning stages, so actual completion is many years off. If they do shopping centre/town centre that would be great though you are not far from werribee plaza, brimbank, and watergardens in that area. The bypass will be great too, that intersection at ballarat rd and station rd is pretty horrible. I'm not sure how great a long term investment it will be in that area. Though it may be close to amenities, it doesn't have great appeal to me sorry! If its 5 mins walking from Deer Park station then it is more likely to be in Deer Park rather than in Derrimut (the boundary is supposedly Foley's Road). Personally, depending on you total build budget and based on the horror stories on here, I would buy established on the other side of the freeway in Sunshine. Better public transport, closer to established shopping and amenities. You get a house straight away instead of paying a mortgage/rent until your house builds. Closer to the city and work. The Deer Park station has a long long long time to go, and I wouldn't be reliant on stories about that. The price of this block is 175K, but same size plots in central park are more expensive than this one...eventhough those are far from the station and proposed shopping complex..
This made me real thinking...My more concern is ORECON, which is visible from my plot. What exactly is ORECON? what do they do..? is there any problem with that.. in the future? May we face any security problems if the plot is near to Railway station..? Is Deer park secured enough to live..? Sorry for asking too many (Silly) questions.. ? But I'm very new to west suburbs.. and too concerned about this weather to buy that plot or leave it..i have been living in South Eastern suburbs (Bentleigh) from last 6 months.. As far as I can tell you are talking about somewhere in St. Andrew's field? Like we said, the station is not electrified (and won't be for a while) so relative distances to it are a subdued point. The shopping complex is just coles and a few small retail shops, similar to the ones near The Avenue and Calloway park estates and not like Brimbank Central and certainly not a Highpoint or Sunshine Harvester class. nams This made me real thinking...My more concern is ORECON, which is visible from my plot. Because if you are talking about near the railway station corner, then it's Orica, that particular one is a polymer/chemicals I believe since my mate used to work there. They've been around for a while so no, I don't believe it will be an issue. A very small plant (as far as chemical plants go) and I wouldn't be surprised if they get closed down in the near future with all this financial crisis. If it is not Orica, but really is Orecon, it most likely is a materials supplier or a freight forwarding company - the majority of business in the area. nams May we face any security problems if the plot is near to Railway station..? The area you are talking about is fairly new, so its a bit hard to really be able to tell. For convenience it depends on where you work and will go to school. I specifically picked that area for industry - over the long term, you want to be living close to work, and since we can't all afford to live in the city I chose an industrial area to keep my job prospects up. 2. This is the biggest let down for the region as a whole, but if you plan to work locally it shouldn't be as big a problem. 3.
