Since we went down the knockdown/rebuild route and since we weren't entitled to any Government money (1st home buyers etc) I am after some help for him. He is looking at buying land and eventually building. He works in Laverton and is looking at Derrimut (Brimbank Gardens), Tarneit (Wyndham Waters?) and Williams Landing (Not sure where this is?) Anyway a few questions from him: 1) To be entitled to the Governments $21k odd for new home builders - does he have to start building within a certain time frame or can he buy the land and delay the building for say 1 year and still be entitled to the money? (We read on the website as long as you have signed a building contract - but I wasn't sure if you can sign a builders contract and delay building for a year or so) 2) Which of the above estates would you buy in and why? My mum lives in Williamstown and he works in Laverton so close to these places would be good. It would also be nice to have schools and shops close by as he will eventually have a famliy 3) Which home builder would you suggest for him, he ideally would like a double story but only wants to spend about $250-$270k on the house - he doesn't care if it has all the bells and whistles (stone benchtops etc - he is not fussy like me ) Any other advice would be great, as I said I'm new to all of this, but I promised him I would ask you all My karma ran over your dogma Re: Help for my brother :) 2Dec 09, 2008 2:09 pm haywgl 1) To be entitled to the Governments $21k odd for new home builders - does he have to start building within a certain time frame or can he buy the land and delay the building for say 1 year and still be entitled to the money? June 30, 2009 AND you'd need to have the building commence within 6 months of signing that building contract... i think... DH and I are both FHO and we've just bought land our land has delayed settlement due to the land not being registered yet... we've been told that it should be titled in 2 months or so which still gives us plenty of time to work through the preparations before signing a building contract we hope to have a building contract signed before June 30, 2009 as well to get in on the nice FHOG hope all goes well for your brother Re: Help for my brother :) 7Dec 09, 2008 3:05 pm Williams Landing would be more closer and convenience to go to Williamstown, located at where the RAAF is. I know that when it comes to a council DA that excavation is considered the start of construction.

They are going to build a train station and some commercial centres in the area. I know that when it comes to a council DA that excavation is considered the start of construction. Just an idea ..... They define start of construction as the slab being laid. My Fiance and I put a deposit on our block of land in September, and are currently at tender with our builder. The contract will be ready to sign in Jan - Feb most likely. The builder is making the contract subject to title as the land doesn't title until May. As long as the land doesn't delay too much as we can start construction by August, we will qualify for the FHOG. He should just be aware though that some builders take a long time to get to contract stage. It seems that there can be a lot of going backwards and forwards with the big builders before you sign your final contracts. I think a few people on here have seen it take over 6 months from when they first started the process with the builder, and even longer from when they first started looking. he really needs to pick a builder now and buy the land now to get in by the cut off date.
