Re: Brimbank Gardens, Derrimut VIC 82Nov 16, 2009 9:32 pm joeygbh Just a guess, I could be wrong - hope I'm am since I own in this area, but still looks too unusual to be correct. "There were three degrees of untruth--a fib, a lie, and statistics" - Charles Wentworth Dilke, 1891. I'd say it is anomaly because same in Point Cook I'd like to see where they are selling all the median $745,000 units??? Yes Units. $745,000 in Point Cook would buy you a very nice house not just a unit. It wouldn't get you water front in Sanctuary Lakes but it wouldn't too far off! Problem with these kind of statistics for both Point Cook and Derrimut right now is that neither have been established long enough to determine what will happen once the land supply dries up. Point Cook has maybe 3 or 6 more years left and it will be fully sold, no idea on Derrimut yet but I'd guess it would be around 5-10 years to go. Looking on the map for Derrimut on the CBA site, I'd say land would run out before then. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ The Green area is what is currently being developed or has been developed as the Windsor and the Brimbank Garden Estates, I would say the final releases will be titled by the end of 2011. Purple (R) is the reserved grassland area and unless we are really desperate for land, the greenies won't let anyone develop that. All areas in red is already developed or proposed industrial. Two possible new development areas are marked in Blue. (1?) is the most prospective, as I believe it is currently farm land. (2?) is also grasslands (supposed lake too!) but similar to the (R) region I don't believe that it will be possible to develop this, and even if it is developed it is more likely to be industrial like the areas around it. Re: Brimbank Gardens, Derrimut VIC 85Nov 18, 2009 3:21 pm fruitty How about the areas to the west of the map. I heard or read somewhere (can't remember) that eventually it will head towards melton. To the west is Ravenhall, and to the south is Turganina. Problem with Ravenhall is the correction facility just on the other side of the free way - as in the map. Further west is a quarry. South and South West is Turganina which is possible as there is a lot of farmlands, but there is also another correctional facility there also. What will probably happen is that Tarniet will move upwards and to the west of the correctional facilities in Ravenhall and Turganina, up to Chartwell, and then merging with Rockbank to the west and Caroline Springs to the east. The development will then merge with Melton like you mentioned. This will allow it to follow the possible new train line from Werribee outlined in the Sir Rod Eddington's transport report. Is it just me or does PEET always build in the most 'unusual' areas (think Brookland Greens)? Deer Park trains are the Ballarat ones, every 1/2 hour or so during peak times to Southern Cross and North Melbourne, and every hour during non-peak weekdays. Every two hours on weekends. http://www.vline.com.au/pdf/newtimetables/ballarat.pdf fruitty Curious where you're getting all these maps Umm... Google maps? Re: Brimbank Gardens, Derrimut VIC 92Nov 29, 2009 8:21 am Hi, Just moved into Brimbank Gardens and I went into Chemist Warehouse and asked what other businesses are setting up in next to them. They only new of a gym and pizza joint. The little shopping area across the road from the under construction Coles looks quite good. I would say another 10 - 15 shops and the chemist should bring the traffic through. We certainly won't be short of shopping opportunities. I'm hoping for a indoor pool with that gym or of one in the area, nearest is Sunshine I think. I'm waiting to see the smaller retail in Brimbank Gardens itself, where the old sales office used to be. I don't know how it will survive though with all the competition - a doctors/dentist would be ideal with all the children in the area. At the main entrance to Brimbank Gardens near the golf course there is a Real Estate sign saying "a healty you coming soon" I have a feeling that this might be a medical centre (dentist, physio) just a guess. I found some more info regarding the indoor sports centre http://www.commercialrealestate.com.au/368616 they haven't starting construction of it yet. I qlso noticed a council permit sign outside chemist wharehouse to run 3 restraunants. I thought that was back a bit further at the industrial estate and it referred to the gym everyone is talking about (it mentions On the corner of Mt Derrimut Road and Foleys Road)? I don't think there is any room for what they are planning in the estate itself. I think they have started, as I can see the car wash now, and they plan to be open 'early 2010'? Restaurants would be okay, but I'm worried about their profitability. What I'd really like is a fuel station. The council permits say restaurants but they would more then likely be take away shops or cafes, they will be quite busy when all the factories open up in the industrial estate's there is also going to be an apprenticship school being built on Foley's road so they will get customers from them. I think the gym is going to be in the same set of shops as the chemist wharehouse, but sign for a "healthy you coming soon" is right next to the golf course round about, I have a feeling they will build a medical centre there. Since there is a Coles opening I reckon they will open a Shell Coles Express servo close by hopefully anyway would like a servo around. That's my feeling too. If and when the factories recover and we can put people in the, the shops will do very well. But with so many empty factories right now, I'm not sure when that will be. How did you learn about the apprenticeship school? That would be a real bonus for the area. No reason why they shouldn't I don't even know where the nearest one is other than St. Albans. They could probably make good money treating the unhealthy people as they get injured trying to be fit at the gym... We need a bit of competition or else they will up the prices. Maybe the IGA will also have a fuel station, but considering BP is down the road again, it may not have enough customers. Re: Brimbank Gardens, Derrimut VIC 98Dec 01, 2009 7:51 pm yes, I saw the sign for the apprenticeship centre close to the chemist warehouse. Isn't there a pool on Robinson's Rd, on the right hand side if you are heading north towards Ballarat Rd. I have seen the A-Frame advertising swimming lessons as we were moving our belongings from King Storage. I think the entrance is close to the small car yard. I think maybe a restaurant such as La Porchetta might be successful there. Cheap & cheerful, good for families etc. Has anyone eaten at the Golf Course, I see they advertise out the front. I think they should do "move in" meals to give people a sample and get the name out there. I was surprised how close Brimbank Shopping Centre is, maybe 3kms max.
