My brother brought in one of these, they were initially told August or November, but haven't heard anything. They were hoping for an early next year start with PD - Jan/Feb.... Also does anyone know if it is ok to build to the boundary in Brimbank Gardens. My brother is looking at a house which is 14.50m wide, his block is 16m wide which would mean the garage would be on the boundary.....is this ok? My karma ran over your dogma Re: Brimbank Gardens, Derrimut VIC 43Jul 13, 2009 6:08 pm Don't know about the title release but we are building our garage wall near the boundary as well. PD said that we can only build within ~200mil of the boundary. I assume they got this from the council but I didn't bother to check though. Re: Brimbank Gardens, Derrimut VIC 44Jul 13, 2009 6:15 pm Thanks Reaver... I just heard back the titles are due in December so a bit later but oh well they can wait On the PD website it says the house is designed for a min block width of 16m which is what their block is so I'm guessing it should be ok. Will ask PD when we go out tomorrow. My karma ran over your dogma Re: Brimbank Gardens, Derrimut VIC 45Jul 15, 2009 9:13 pm Hi Haywgl, We are currently building with PD at Brimbank Gardens our Garage wall is on the boundary. Cheers, Kruger National Park - An amazing place to visit Re: Brimbank Gardens, Derrimut VIC 47Jul 19, 2009 7:50 pm Just a quick question for those in the estate Could you give me a quick rundown of some of the basic covenants. My brother and his wife signed with PD and are wondering the basic things they will need to add before they get their final quote. Does Brimbank require higher ceilings? I know they need about 20% render to front facade. What about roof tiles? Is there a color or profile they need? Thank for any help My karma ran over your dogma Re: Brimbank Gardens, Derrimut VIC 48Jul 20, 2009 9:55 pm Nothing too fancy...just the normal covenants like a house must have a garage that will fit 2 vehicles. Nothing extraordinary. Sorry for the lack of details but that's what I can remember off the top of my head. Re: Brimbank Gardens, Derrimut VIC 49Jul 21, 2009 7:47 pm We had no structural requirements, eg roof pitch, higher ceilings, double storey. Our only requirement was to submit the facade, we did not need to have render and that the driveway had to be either brick, asphalt or concrete. Does anyone know which supermarket is going to set up opposite the new Primary School? Talking with the Sales office on Sunday and another lot of blocks sold within an hour. Plenty of demand! Kruger National Park - An amazing place to visit Re: Brimbank Gardens, Derrimut VIC 50Jul 21, 2009 7:49 pm Thanks guys I had a read of their land document today and it didn't mention anything about higher ceilings. They were actually pretty basic covenants which was good I thought My karma ran over your dogma Re: Brimbank Gardens, Derrimut VIC 51Jul 23, 2009 1:15 pm Hi I am building in Brimbank as well. Its 4m to the Lounge or 5m to the garage. You need to meet only one criteria. So if your lounge is in front it will be only 4m. Porch is not taken in to consideration. However based on the res code if the porch is more than 3.6m (or 3.9m) high it will be considered part of the house. So it will have to be 4m from the porch. hope this helps!!! we made a deposit of the land and to PD last week....our land is in stage 33 (Peveril Ave) Geraldine told us that the release of title will be on Feb next year our dilemna is whether we should sign the building contract on Sept or Dec Of course, we would like to sign it on Sept because of the 32k grant but we are anticipating that the title release might be delayed and we might exceed the 26 weeks deadline...SRO told us that they might reconsider the 32k depending on the application, but if we are not eligible for th 32k, the grant will be 18k only Due to this, we are more likely to sign on Dec so we have enough time and be eligible for 25k This is tough decision, 7k is a good amount of money Re: Brimbank Gardens, Derrimut VIC 55Jul 25, 2009 9:51 pm pre, i'm good!! kaw musta? who's your builder? which stage are you building? was your title release on time?
