Browse Forums General Discussion 1 Dec 04, 2008 3:30 pm Hey all, My partner and I are seriously looking at either purchasing land OR house and land deal through Eden Brae in the Campbelltown area. Just wondering if anyone has some advise for us as we are totally new to this game. For example EB claim they require a 5% deposit on the contract before we move ahead....... Now we haven't yet spoken to EB about our desire and are visiting both Homeworld and Spring Farm this weekend to discuss it with them.....all the info we currently have is via the internet and a brief visit to Homeworld about 9 months ago. Does 5% sound correct? as their procedure states that we provide $2000 upfront then the 5% on the plot we decide upon..... Sounds a little cheap to me..... Anyways, I have enjoyed all the banter on the site and ill be contributing further in the future...... PS - is/ has anyone here bought/ built in the Spring Farms area (Campbelltown)? Regards Adolfo Re: new to this game 2Dec 04, 2008 3:43 pm welcome!
5% is standard - we paid that once we signed our building contract (with Wisdom Homes) I haven't been out to Spring Farm - but Eden Brae homes seem to be well constructed and designed. Good luck! After 4 years - we're in! Re: new to this game 3Dec 04, 2008 3:58 pm stonecutter, thank for the prompt response......its so exciting/ stressful going through this process.....and a little daunting with all the legalities and pricing involved, and to be honest we really don't know what the final price will be....is the contracted price final? are there hidden costs? so much to consider...... thanks Adolfo Re: new to this game 4Dec 04, 2008 4:19 pm if it's a house & land package - then there should not be too many surprises.
From what I can see of the brochure on their website, the only extras you would pay would be: * different facade than standard (you'll most likely need to upgrade the facade as the basic is fairly boring/plain) * changes to electrical - e.g. extra powerpoints, light points * upgrades of tiles if required (you'll get something basic included) After 4 years - we're in! Re: new to this game 5Dec 04, 2008 4:23 pm stonecutter, correct, the plain facade IS indeed boring.......how exciting is the whole thing though. Never thought id be purchasing a home after being a renter for so long....but some of these places are SOOOO nice its crazy not to consider it. And wether we end up at the Ponds or Spring Farms is no difference to me personally as I like the environment at both lots. Thanks for your help.
