The more you add in upgrades after the sales quote, more the difference. Try and include everything that you can think of in the sales quote to get a closer figure and as Kek pointed out, site costs can not be determined until the soild test is done, it may vary quite a bit, either higher or lower than quoted in sales quote. We too ended up adding quite a lot of upgrades and most of the upgrades are a necessity than luxury (for eg colourbond gutters, fascias and downpipes instead of zincalume, which is standard, locks to all openable windows, deadlocks, so on and so forth) Our sales quote was $45000 less than final price, but as stated before we added lots of upgrades and we could easily add another $30,000 of upgrades if our budget would have allowed us. Saying all this, its pretty much same with every builder, you tend to add lots of upgrades along the way. BTW which house have you selected? Thanks for that, were going for the Marriot 48 in Point Cook. Went to see it in Trugania, looks a cracking house. I'm hoping to lock my site costs in once i get to tender, i've taken both there current promos which gets me around $45k of stuff (carpet/tiles/AC/kitchen pack/etc..) for $5k so this covers alot, with all the upgrade and allowances our quote is $355k. This includes 3k for misc costs, 12k for site costs/temp fencing, 6k for electrical allowance. i should have around another 10k to cover additional costs above the sales quote but if it goes above this it will cut into my deposit so im really hoping i get lucky Re: PD Original Sales Quotation vs Final Cost 6Dec 04, 2008 9:09 pm Well, make a list of the upgrades and extras you MUST have, and those which would be lovely but you can live without. Then if the final cost is over budget, you have a starting point for reducing costs.
We upgraded taps, cupboard handles, some tiles, front door and some other things that we could conceivably live without. Maybe the solar water heater too.... The bifold doors, stained finish on our timber windows and air con were all must-haves. Plus there were estate covenants that added $$, so we had little or no choice about those things. If you add absolutely everything you want, then you ought to have plenty of scope for reducing costs by selecting something cheaper or perhaps doing it later. I suggest you add way more power points than you think you could possibly want. We added heaps and now I'm thinking hmm...could have done with one THERE.... Let me assure you one thing, if you dont get those upgrades now, 2 months down the track after signing contracts you will regret on not adding them. I may sound stupid but thats the reality.
As Kek said as well, start making a list and belive me small upgrades that cost couple of hundred dollars increase the price and makes a huge difference to the overall price. Apart from promotion, i would suggest keep a minimum of $25-30K extra, which will just be able to get necessities and not even luxuries. And make sure to keep us in loop. And needless to mention, the house that you have chosen is gorgeous. The base price of the M48 is $315k - i think this may go up in the new year, as well as a change of their promos. All the best Thanks everyone for your input I need to be abit careful on the upgrades as I plan to rent the house for a few years whilst i work abroad, so when i get back i will redo a couple of things like carpet and repainting.
