i am exploring investment opportunities with 2 other friends, looking at buying a large block of land featuring a plan permit for 3 units or townhouses (splitting 1 unit per investor), we would be taking measures to reduce any kind of disputes such as making sure all units fall under the same size or equal to the value expected with the ability of one investor being able to sell their land/unit without affecting the other investors. My question is (before we commit to such a large investment) what would be procedures and the costs involved from transferring from 1 title holder to 3 and splitting the land accordingly before anything is built. Just wanted to establish whether there are any people doing this... and whether it proves to be worthwhile. The strata plan would then own the property itself. After 4 years - we're in! Yeah I don't know why I came to a forum.
