We are about to embark on our first renovation. We have a 1950's house in reasonable condition in Notting Hill in Melbourne. The extension will:- - extend the roofline and create a new Living/dining /Kitchen area, adding about 50sqm to the back of the house - Keep existing bathroom but add in a new toilet to service the new living/dining/kitchen area - Change current kitchen to Master bed room / ensuite. - Relocate laundry - Restump existing house (thinking $6k) - Re wire (thinking $5k) - small deck Given the area we live in, we would like to pitch this between Basic and Mid range and do not want ot overdo it on finishes e.t.c Questions 1. For resale value is it better to have a)3 bedrooms + ensuite or b) 4 bedrooms or c) 3 bedrooms + ensuite + study 2. Can anyone reccomend builders in Meblourne? We are thinking "Extensions Unltd " but want a few others as well 3. Is it possible to do something like this for approx $100k or are we dreaming. There is no possibility of doing owner/builder due to time constraints.
