My wife and I are looking to build our first home in the new year and we really have no idea where to start! We would be really appreciative of anybody wo could offer some advice! We aren't overly fussed where we build here in Brisbane, but really like the Victoria Point area- is it best to buy house and land, or should we buy land then find builder? We've looked at a few display homes and really liked M3tr1con's Newhaven design, but have been put off this company after research on net- is there anybody who's had a poitive experience with them here in Brisbane? Also really liked the Grange from Ad3nbr00k. Cheers. Also really liked the Grange from Ad3nbr00k. Cheers. HI, we are in the same position. Saw a few display homes and like you, we like the M3tricon ones. One thing to remember - the display homes that you are looking at require a slab on a flat (ish) piece of land. Our land has a 5.5 meter slope and we are getting some negative vibes from these display home companies. Two of them actually said that they won't be able to build on this land. Some of these companies simply do not have split level slabs in their plans and won't do it for customers. There is also the issue of the garage requiring a 1:5 ratio for the drive into the garage, so your home (like ours) may have to be set back further from the street, which makes less backyard. I'm still looking for options, but one consideration is selling the current block and buying a flatter piece of land. All the best! Council have let us down, but thats another story.
Their display homes don't present as well as the M homes, IMO, but it seems that pretty much anything you want to upgrade on, you can. I think you could build pretty much the same quality home if you wanted - of course, the upgrades cost more, but the base price with CH is a lot better than most, so it might work out much the same. We didn't like the standard kitchen for the plan we liked, so they put in one from another house plan, then I changed that around too. You can raise the ceilings, have stone benchtops etc etc. I think their range of tap and draw handles and their bathroom vanities are a bit out of date now, but otherwise, you can really tailor a lot of it to suit your taste. There's mixed ideas here about buying land or finding the plan first. I guess, if you've found your dream block, grab it, othewise, start with the house you like and hope to find a block to fit it on. Good luck. We are just about to start construction at Coominya ( near Wivenhoe Dam, west of Brisbane). We are building with Newstart Homes. I cant speak highly enough of this company - so far anyway!. They have been so helpful, and even with me changing my colour schemes quite a few times etc, they havent charged us any extra for them. They alway get back to me immediately with any calls or emails I send. Their display home is not as 'flash' as M's, (most of M's displays have alot of 'extras that arent included anyway)... Newstart had a fantastic package offer, with higher ceilings, stone benches etc etc , which is included in base price. I see the offer is still on the internet, but it says it has expired.. They may be extending it.. wouldnt hurt to ask if you are interested. -Sha Re: Building for the first time in Brisbane 5Dec 03, 2008 9:56 pm step 1: negotiate the liquidated damages before you sign anything (should be the equivalent to your rent plus any other cost you might incur if they dont deliver your house on time ie removal and storage of furniture)
Step 2: Dont sign an HIA contract, negotiate a better contract suited to the consumer not the builder (get one from a lawyer). Negotiate this before you sign anything. Step 3:Get an independant building inspector to inspect at slab, frame, bricking and before final sign over stages. Step 4: Dont believe the builder when he tells you that the tender document doesnt have to list everything that is included...it does. This oversight alone cost us an extra $7000. The sooner you negotiate these things (and get the reply in writing) the better off youll be. I wish i had done this on the day i walked into the showroom.
