Less cleaning I suppose you must mean for a given block size but that just struck me as funny. As if, when you ask for eaves, the builder goes and cuts 450 mm off the side of every room to create eaves under the same sized roof . A house without eaves is like the Mona Lisa. Eyebrowless and wierd. What did you mean Matt by more floor space? As our house was only going to have eaves on the front facade but then our guidelines stipulated they must be on the east and north side as well. All our builder did was extend the roofline out. It didn't change our floor plan or floor space at all. I chose to build to both boundaries on my block. The facade of my house, based on the width of the block (to a degree) had to be this one. There were 7 options. Had I changed to a house with 450mm eaves I would have had to make the whole house smaller. Take that 450mm around the entire perimetre of the house and I would have lost 27sq metres of floor space and had to pay an extra $15,000.00 for the priveledge. In this case it made sense for me. Council will permit building to one boundary only. I built to boundary on garage side and there are no eaves on side of garage - there are no windows on side of garage anyway and are not allowed to put windows in boundary walls in any case. We also have no eaves at the front but that is so we can have a bullnose verandah across front, which obviously serves same purpose. All other walls have eaves and I certainly think houses look better with eaves (as well as function better). Mind you, I am not totally against the boxy look, to me some eaveless houses look fantastic, but when we were going through the early stages of selecting options for our house, we selected eaves when we discovered that our budget would allow for it. For us, the choice between eaves and brick infills (for example) was a no-brainer. Every house used to have eaves. The only reason they were discontinued as a standard feature by building companies was to cut costs. It had nothing to do with fashion (although Georgian purists might disagree). You said yourself Lyn those are cheaper end houses, maybe for some families the 3k - 4k was better spent going towards another bedroom to actually live in, than some eaves. Just my 2c. I would expect to see houses like that in Cranbourne West (having owned a few rentals there) and if all the houses around you are the same why build the Taj Mahal. 'When in Rome....' There is a place in buildings for these designs as not everyone has the same taste. Some times it has to come down to dollars and space. To me (and this was even before getting into building) I'd think (rightly or wrongly) they built it on the cheap and if they were too cheap to pay the extra for eaves what else did they scrimp on ?. Its harsh but I think it looks like an incomplete house and that would bother me.
Also I couldn't count the number of people who have said "oh just please build a house with eaves" when I mentioned I was building. It really does bug so many people. EDITED: Its when the looks like its "supposed" to have them where it looks wrong.
