I have a basic home 3 bdr - 1 bathroom, 1 toilet in a fairly good location in Glen waverley melbourne.. The backyard is not very well maintained and I was thinking of adding a pergola/deck. This will make the backyard a lot more cleaner and presentable. I also plan to sell the house in a 6 months time. Do you think adding a pergola will increase the value of the house accordingly or should I just tolerate the backyard and sell the property in 6 months time as it is. any experiences on how a pergola/deck in the backyard might have increased the house price.. thanks vp Re: pergola/deck addtion? 2Jan 15, 2007 9:38 pm It's hard to comment without seeing the backyard itself. My honest opinion is save your money unless you can get it done cheap. Focus more on things that won't ruin in this drought. Some options to make the outside look better, is clear away any eye saw. If there's a rusty old shed, get rid of it unless it's solid. Maybe clean it and the outside of the house and give it a coat of paint to brighten it up.
If you have garden beds, lay down red bark/mulch. I've done it to my place and that $100 of bark made a huge difference to the street appeal of the house. Maybe post some pics or provide a link. If it was my house I would stick to the cheaper cosmetic fixes and clean ups.

We ignored this advice and are a lot richer for it. Careful well thought out work can really pay off. The problem is that some people do work that is not immediately apparent to a buyer. The question we asked ourselves is; would I pay more for a house with this? Not seeing the house, I cannot comment on the potential so I would suggest that you go with your gut feel. The comment about many people seeing the potential has not been true in my experience. There may be a few that will but most people buy on impulse. People just fall in love with a home - that may be irrational but that is just the way it is. It also gives the seller a powerful tool with which to make more money. Impressions and feel count for a lot. Clutter, dirt and mess all around a dark house or clear tops with say a vase of flowers mood lighting etc - same house, different intrest levels - different price. Adding insulation to the ceiling space or walls or double glazed windows or changing other unseen and nonvisible things won't help increase the price. Visible stuff will. As recommented above, a new coat of paint if needed, thick red or black mulch, nwe carpet if it is tatty etc. These all are visible and make a big difference. Do what you can with the lawn, esp if you have tank water. Remove weeds from paths, sweep etc. Another thing to consider if whether you think you can get the job done cheaper. This might be because you know someone or because you are going to do all or some of it yourself. As I said earlier, trust your instinct - you probably know your house best and have a sense for what is lacking. 3xb Re: pergola/deck addtion? 6Jan 16, 2007 4:52 pm spend money where it will show. decking can be expensive and whilst beautiful really forms only part of the impression that buyers will get from your back yard. in other words dont do the deck unless your willing to renovate the whole back yard to make it beautiful.
the couple of thousand spent on a decent deck might instead pay for some fresh paint, new taps, new kitchen door covering etc which could immediately lift the houses overall presentation to the buyer. people often see the backyard as a place where they can easliy and inexpensively add their own style. save money and with the backyard just make it neat and tidy, add some new lawn and mulch maybe to freshen it up and let it be at that.
