Would greatly appreciate your comments.. as we need to prioritize the ones that need to be done within next week (and the rest won't be fixed anymore, as per our SS, BUT we won't agree to that). I know I asked you this before and you seemed to think it was a silly question, but why did you sign the inspection report that you did with M?
I would have held off and told them that it wouldn't be signed until Kev had been through and the issues he found had been added. The reason that I bring this up, is that I'm wondering about the wording on the document that you signed after the M inspection. You may have actually made it very difficult for yourself to get anything other than what M detected as a defect to be fixed..... I think this is important for anyone else who can't get the inspector of their choice to their final inspection wioth their builder. I think the exact wording on that document may prove to be very important... I leave you to fend for yourself, figure things out yourself. there's nothing in that list that says we can't add anymore. it was a list of items that we agreed should be fixed... but no mention that it was the final list. we signed it because during our inspection, we thought they were the complete list of defects. though it was mentioned by our SS that they would only fix major defects (should our inspector finds one), we thought, at that time, that there might not be any minor defects anymore, as we checked the house extensively for 3 hours. we asked Kev what would happen if they refuse to fix. he said they can't refuse because most of the issues were against the BCA codes. he said, should they refuse to fix, we would ask for a Building Commission inspection and let them decide which ones to fix. we are wondering about two issues that i listed in my other thread.. where other builders install the air vent & whether other builders do provide an exhaust (going to outside of the house) for contaminated air in sanitary rooms. ----------------------------------------------------------------------------------------- Built the Nevada 42 Next project - landscaping! I'm not sure about your venting issues.... But there wouldn't be a whole lot of space for the downstairs toilet to vent into. I'm sure someone knows a lot more about it than me. If the defects are against building codes.... surely thay have to be fixed! I leave you to fend for yourself, figure things out yourself. "Aren't you glad you have Kevin??" How many things would you have been happy with as you just didn't know what to look for? Kevin IS the best investment I made in my home and VJ in a few months (if not already) you will no doubt agree! Actually, DH was already thinking of not getting the pre-handover inspection, as when we did the walk through, we were pretty confident that we covered all items. But I still insisted to have Kev. I said it's a small cost for PEACE OF MIND. I can just imagine how builders get away with defects just because customers are not aware that they are defects (as per BCA, etc)! My suggestion to everyone still building - get an independent inspector. In answer to your question my priority to be fixed immediately is the outside problems with the drains, flashing and doors not be sealed properly etc Reason...water damage to a house from substandard work can cause havoc externally and internally. Get all the outside issues fixed first. Next would be the Toilet Vent, heating duct then kitchen bench top. All 3 would annoy me to no end so I would want thse 3 fixed asap. Dont know if I am much help but these builders should know better Why is it always left to the home owners to 'stand up for their rights' and ask for things to be done to standard. Carlisle Homes gave me 12 items due for rectification. Kevin added 30 more Oh, one more, Kevin's a tall person. That's an advantage! He was able to see those hard to see things on the window panes. My SS was quite short so he pulled on a chair to see what's up there!!! Gave us a laugh, though... And why do we need to check that things are done to standard! What would happen to those people who do not employ independent inspector and do not know whether things are done to standard? DH was even thinking of not getting an independent inspection for pre-handover stage, after we went through our own inspection. He was pretty confident that we were able to spot all major issues! To our surprise, Kev was able to find REALLY major ones that are breaching the building standards! We are still awaiting response from our SS as to whether they are going to fix all or not. My question is if something doesn't meet the BCA codes/standards, then there is no option for the builder but to fixed it issue until it meets the standards correct?
