Browse Forums General Discussion 1 Oct 07, 2024 3:50 pm Hi All, Inspected my tenanted property after about four years and have observed some serious cracking in several tiled areas of the house (one side of the house). I suspect this is due to movement, although I haven't seen too much evidence of movement from the naked eye/plaster damage. I will check with a level for a better idea. Trying to best understand what my options are and how I could keep this place ticking over with tenants for about 10 years? I want to avoid restumping/big structural works as it is 50 year old house that I will either sell or redevelop in about ten years. Could a floating floor/levelling solution approach be appropriate here? Are there any lino-type products that could be suitable? I could re-tile but understandably run the risk of more movement and cracking again. It looks like it's the incorrect sub-flooring or installation in the first place that has caused the issues with the tiles rather than movement necessarily, however without seeing it first hand and knowing all the details it's impossible to say. You could just rip up the existing tiles, then give the floor a rough sand to remove any tile adhesive and then install hybrid flooring or sheet vinyl, both are water proof. The hardest area will be the bathroom as there is normally waterproofing involved and some type of fallto drains. I suspect the tiles have been there for many years and only the last four have the cracks really taken off. It does however look like something heavy was moving over from one opening to another. The location of cracks on the floor supports this.
