Browse Forums General Discussion 1 Aug 16, 2024 5:32 pm Hi we are in Nsw and our renderer has covered all the weep holes and we realised it when he had finished the whole job . He said he has used high membrane paint so it is not required . But I am worried sick if he has done a disaster or it is still compliant to building code . Photo of paint and render are attached . Please let me know how to fix it or what should be done . Thanks π Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Rendered has covered all the weep holes 2Aug 16, 2024 6:10 pm Your renderer is correct. Weep holes can be omitted if you use an acrylic render (essentially wraps the house in plastic) or a sand and cement render IF they then use an acrylic finish over the top (it does the same thing as the acrylic render). This seals the wall preventing water migrating through the brickwork and therefore no reason to drain the cavity. We are Expert Consultant's,Β and we are here to help. Are the building inspectors aware of the weep hole not required when highmembrane paint applied ππ». We are in NSW . Thanks ππ» Re: Rendered has covered all the weep holes 5Aug 16, 2024 10:24 pm Yes my answer was based on the images included. With regard to a pre purchase inspection, sorry but most guys charge $600-$800 for a pre purchase and rely upon their opinions as they probably heard someone say something and it could look good if they bring it up in their report, sorry yep, soapbox minute. The best response to any & every report is "OK, so what section of the code are you referencing?" If you are selling, first the purchaser wants your home, otherwise they would not be spending money on a report. If something is raised in a report most times they will raise with you their concern suggesting a price reduction. This site has some very helpful and smart people hear to help and a few other types as well. Jump on here and ask your question! Then go back to the purchaser with a response. Hope this helps We are Expert Consultant's,Β and we are here to help. Where a coating is to be applied for the purpose of this Clause, all mortar joints shall be tooled and be free of cracks and holes, or the surface to be coated shall be bagged or rendered. The following weather-resistant coating systems are deemed to be satisfactory: (a) Three coats of 100% acrylic-based exterior quality paint. The first coat shall be worked thoroughly into the texture of the masonry by brush to ensure complete coverage of all voids and irregularities (see Note 1). (b) A first coat of waterproof cement paint, worked into the surface and over-coated with two coats of 100% acrylic-based paint (see Note 1). (c) Where the masonry texture and jointing are to be obscured, rendering with a proprietary cement-based high-build waterproof render, followed by an elastomeric acrylic polymer coating. (d) Clear water repellent coatings, provided there is a weatherproof overhang of not less than 1500 mm. NOTES: 1 For guidance on the painting of buildings, see AS/NZS 2311. 2 Regular maintenance of any coating should be in accordance with the manufacturerβs instructions to maintain the integrity of the weatherproofing. 3 The above coatings may also be used to protect the outer leaf and cavity space of a cavity wall (see Clause 5.4.2). Thanks Re: Rendered has covered all the weep holes 13Aug 25, 2024 2:07 pm Saint Mike I presume this wouldn't interfere with your termite/white ant protection system ? Have no clue . Just now spoke to my renderer and he said there were. No weep holes present otherwise he would hate left them there . Donβt know what to say and what not to . Did google that houses in 1970-80βs didnβt used to have weep holes . They came into building code in 1990 . So I am just so confused . But as above comment said weep holes are not needed if it waterproof paint . And we not on a slab , we have under house storage so hope that might help it . You are correct. Just read through all the ncc rules and 75mm is the minimum requirement for me. 4 19674 Thanks mate, is there a standard off the shelf type breathable product I can apply DIY? Thanks 2 17647 |
