Browse Forums General Discussion Re: Sell with agent or no agent 2Nov 29, 2020 3:41 pm If you are selling a house I would 1000% suggest an agent, they will get a better price and deal with stuff that makes the fees worth it. If land, I’ve seen a lot of people sell themselves and still get a decent market price, I’m not sure about admin re selling but I’d assume you’d still have to hire a conveyancer/lawyer for the important details anyway. Re: Sell with agent or no agent 3Nov 29, 2020 8:00 pm When selling with an agent make sure that you clarify about the commission and all the fees and they are documented. When we sold our previous home, we have agreed on a commission but when we got an offer from a buyer, they have asked for another % incentive which ended up being a lot higher than any other premium agents. We should have clarified that there are no other extra fees in addition to marketing and commissions. We initially disagreed but they have argued which sounded like we don't have any considerations. I felt like we have been ripped off but they won't stop until we agreed. We didn't earn from the sale too. The fundamental rule to observe when dealing with an agent is that they only represent themselves, not the seller. The opposite of every item in this list is what will happen if you use an agent. I have always sold my properties myself, never with the involvement of an agent, but always with the involvement of a settlement agency (or solicitor). If you have the time and willingness to learn some basics then DIY is the best option. Of course you may find an honest, professional and competent agent who will do the selling for you so if you don't have the time or willingness to learn some basic and easy skills, then that is all you can do. (I've not found one of these agents in the past 30 years of buying and selling property.) If you find one then treat them well and pay them properly. Re: Sell with agent or no agent 8Jul 02, 2024 7:45 am I sold my house about six months ago and faced the same dilemma about whether to use an agent. From my experience, using an agent has its advantages. They handle all the paperwork, marketing, and negotiations, which can save you a lot of time and stress. Plus, they have market knowledge and can potentially get you a higher price. However, agents charge a commission, usually around 5-6%, which can eat into your profits. Also, the process can sometimes take longer because of the formalities involved. On the other hand, selling without an agent saves you on commission fees, which means more money in your pocket. You also have complete control over the sale process. But it can be time-consuming and stressful to handle everything yourself. There's also the risk of making mistakes in pricing, marketing, or paperwork. I initially considered using an agent but found the commissions too high. I found a better alternative to sell my house fast through a company that buys houses directly. They made a fair offer and handled all the paperwork, and the sale was completed in just a few weeks. If you're looking to sell your house fast, this might be a good option to consider. |
